Discussion Items

- Subdivision #4 – Map of Cold Spring Hill Development, Lots 9-11 and part of Lots 8 and 12: Discussion focused on access to the new lot. The applicant’s proposed driveway to Route 25A was objected to by the NYS DOT due to sight distance concerns. The board directed the applicant to study an alternative driveway location on the western edge of the property, near an existing neighbor’s driveway, and submit findings to the DOT. Additionally, the board noted that the town has discontinued servicing the alley (a private right-of-way), which was the original access point. The applicant’s attorney confirmed the alley is private and will need a separate maintenance agreement among neighbors. The board clarified that the alley issue is separate from the current application.
- ZBA Referral #1 – ZBA 23731 (Paul Schweid, 326 Harleys LLC): The applicant seeks outdoor dining and a parking variance for a new restaurant in the former Pomadorino space. The board expressed no objection to the request.
- ZBA Referral #2 – ZBA 23745 (Randi Dresner, Island Harvest LLC): The nonprofit food bank requests a special use permit for overnight storage of trucks and pallets at its Spagnoli Road warehouse. The board expressed no objection, noting the area is commercial and the storage is not visible from the street.
