Uh, we'll start with 2025 A028, a public hearing on final economic revitalization area resolution for Thunderburg CC Land Partners LLC, located at 6900 English Avenue, Council District Number 20, Warren Township, recommended approval of up to 10 years real property tax abatement.

I am Kathy Battle, Program Manager with the Economic Incentives Team.

I'm here to just discuss a little bit about Thunderbird Commerce.

They are part of Loth Group.

They're investing 110 million in redevelop in redevelopment of an industrial spec project.

They are requesting an eight-year real property tax abatement with a potential of two-year extension.

And this is if they have 51% of the gross leasable area is occupied by businesses in the city's targeted and opportunity industries.

They can be awarded the two additional years.

Councillor Hart, who this project is in his district, supports the project.

As part of the agreement, 5% of the estimated savings, which will be a little over 400,000.

300,000 will be directed to the city's forest preservation fund.

And then the additional 141 will be to support Thunderboard in development and training certificates to help with us to build a sustainable workforce.
