We have a resolution on rezoning consent for 2400 North Tibbs, which is Noble, uh Noble Center.

Ryan, do you want to introduce into that?

Absolutely.

Good afternoon, Commissioners.

Uh parcel 9009316 is a large parcel of approximately 40% undeveloped land located on North Tibbs Avenue.

As we discussed at the last meeting, this parcel completely surrounds parcel 904535, owned by Noble Centers Incorporated.

Noble Centers Incorporated, aka Noble of Indiana is a nonprofit organization founded in 1953 with the goal of empowering children and adults with disabilities.

At the commissioners' meeting on June 18th, 2024, Noble of Indiana expressed their interest in acquiring parcel 900-9316 through the county-owned nonprofit surplus program.

As part of their plans to develop the property, Noble of Indiana has requested that the commissioners give their consent for Noble to begin the rezoning application process with the Department of Metropolitan Development.

And I believe that we have some representatives from Noble here today, if you would like to come up to answer any questions from the commissioners.

So we're on this timeline.

Um first order of business will be for you guys.

Get rezoned and then apply for low-income tax credits, and then you can start the bowl rolling on redeveloping that property.

Well, once the property is acquired from us.

So that's right.

Yeah.

I don't know if you wanted to add anything to that or no, we're still we're still on uh track to do that.

Um there's some tight time frames surrounding that that LITEC application that we're working against, and we also our real estate committee is um working internally to decide um about a long-term sub lease or uh well that's what we're looking at right now for TNH, which would be the housing developer that wants to use utilize that land for LITEC.

What is the uh uh application deadline for LITEC, which is for the edification of the public low income tax credits?

I believe it's a July 30th deadline that we're working against.
