- 87 Van Horn Street (P2025-0039): Preliminary and final major site plan with C variances for a six-story, 170-unit building (down from eight stories previously approved). Includes 21% affordable units (18 on-site, remainder via contribution). Variances for setbacks (0.3 ft vs. 5 ft on new street, step-back of 0.2 ft vs. 5 ft along light rail) and impervious coverage (72.2% vs. 70%). And in accordance with the Open Public Meetings Act, notice of this meeting has been given to the editor of the Bergen Record, L.S. Belito, and posted with the city clerk on January 23rd of this year. This meeting was also posted on the Jersey City Division of City Planning webpage, and all distribution materials made available to the board were published and made available to the public. Then go to the last page of the packet, and it is item 20 on the agenda, case P 2024-0240. This is a minor site plan with C variances.
