Hi, are you just in the market? All right. Um we'll go ahead and get started. My name is Ruchi Agarval. I'm the planning and zoning manager with the City of Johns Creek Community Development Department. And tonight is the public participation meeting of a rezoning case, which is the applicant is going to provide more information about the case. Let me just go over what the format of the meeting is. We uh this is the meeting uh for our online viewers and people who are in attendance with the applicant. So this is public participation meeting. It's the very first meeting, public meeting in the process that is held at City of Johns Creek. Um and this is your opportunity to ask questions, know more about the project, share your concerns, if any, um ask questions all to the applicant. So we have a formal portion of the meeting where the applicant will present. I'll just introduce the case and applicant will provide the more information. And that part is live streamed for anybody who wants to watch who has missed the meeting and can go back and watch that recording. And after that presentation, we'll stop the live streaming portion and we'll go into QA. And that QA is for people who are in attendance here. So, you know, feel free, there is no end time, but any questions you have uh we'll love to know about those. And um with that, I think I will go ahead and get started. So tonight we just have one case, which is RZ-25-0002. It is with two concurrent variances. Um the location is one one three zero zero Johns Creek Parkway, so very close to City Hall, right across Lifetime Fitness diagonally. Uh, this is the building. It's approximate the property is approximately two acres. You can see a black outline on the uh screen here in the aerial view. That's the property boundary that is almost two acres. And the current zoning is M-1A, which is the industrial park district. The applicant is requesting to rezone this property to O and I, which is office institutional district, um, for to allow a college college use in two tenant suites, which totals approximately eleven thousand fifty-nine square feet within an existing one-story office building with two concurrent variances. The first variance is VC-25-0010, which is the request to reduce the number of required parking spaces from 78 parking spaces to 60. And the second variance is VC-25-001, which is the request to allow encroachment of existing parking existing parking into the minimum front yard and side corner yard setback. And uh I have Alex Broth representing the applicant. Um he is the applicant representing the um colleges here. We'll provide more information about the case and the variances. With that, I will turn it over to Alex. Okay, thank you, Ruchi. Uh my name again, my name's Alex Brock with Smith Cambrell Russell here on behalf of the applicant and owner, JWG. And we are here tonight to present a rezoning of the property at 11300 Johns Creek Parkway, which as Ruchi pointed out, is uh not too far from where we are tonight in City Hall. Wrong way. We are requesting a rezoning from the existing M1A district, industrial park district to office institutional district to allow uh a college tenant into the existing office building under the current uh M1A zoning, college use is not or higher education use is not a permitted use. Uh so we are requesting the rezoning uh to O and I to allow that tenant. We along with our request, we are also requesting two concurrent variances, as Ruchi mentioned to the front and side yard setback uh as well as uh a reduction in parking. And both of those, as I'll get into a little bit, are due to the existing conditions of the property. Here is an aerial map. You can see outlined in red the subject property, 11300 Johns Creek Parkway. It is just to the south of the Medley development, which you can see there is under construction. And to the I guess very left of that picture, you can see the corner of Johns Creek City Hall where we are tonight. So it is in a primarily commercial office area. It is across the street from Lifetime Fitness, just up the street from another school use, which is zoned or was recently rezoned O and I, uh very similar to our application that we have tonight. Here is the zoning map. The majority of the properties in the tech park area were M1A at one point. Over time, a number of these properties have transitioned to other districts.
