Welcome to City of John's Creek. This is our monthly public participation zoning meeting. And my name is Ruchi Agarval. I'm planning and zoning manager here with the community development department. And I welcome you all to come in this nice evening, taking the time to um be involved with the this application that tonight we have. So this is a zoning public participation meeting, which is we have one case tonight uh for rezoning application. And before we get started, let me explain to you what the format of the meeting is. Um this meeting is actually the applicant's meeting, the developer owners meeting. And this is here for them to explain what their project is. City is just facilitating it. And I am just gonna take notes unless you have some procedural questions for the city. Um all your questions and you know concerns, um, things that you like or not like about the project are for the applicant, and he will be here to answer those. We kind of don't have time limit, but um so we are here. Um the format is I'll open up, just introduce what the project is, and then I'll invite the applicant and they'll go more in detail about the project. Um that part is live streams beginning now, and um after that, the presentation formal part, we will stop the live streaming and we can have more of a candid conversation. So it's more of a chance to just you know, there's nothing recording going on, you can be free and do a QA session, and really this is your chance. It's the first sort of a first public forum for this application. The application was submitted last month in May, beginning of May. And uh moving forward, there will be as um applicants uh may or may not have to do some revisions after this meeting. Um City will analyze the case, prepare their analysis and recommendations, but then it will be heard on August 4th by Planning Commission, which is a recommending body to the city council, and staff will present their recommendation in that meeting. Um after that, um hopefully planning commission will be able to render a recommendation for city council for their final vote, which is the final decision of the case, which would be on August 24th. So having said that, I will go ahead and introduce this case. My glasses are broken, so but it still works. So this uh rezoning application is RZ-26-0001. It has one concurrent variance. It is located at 111 80 Medlock Bridge Road, and the aerial here shows you it's maybe hard to see, but there's an orange or yellow faint lines which shows the property boundary of this church um parcel, but it's one parcel here, and this that's where the Methodist Church United Methodist Church is. Um the acreage is total 21.647 acres. It is currently zoned OI, which is office and institutional zoning district, and the proposal is to rezone it to CUP, which is community unit plain district. So the project is to rezone the existing church site to include a 48-lot single family detached residential subdivision at a density of 2.2 units per acre with one concurrent variance. And the variance is to allow the existing parking, which is the church parking to encroach into the 25-foot landscape strip along Bell Road. So I'll explain just a little bit what I mean by that is this is Bell Road right here, and uh each road has to have a landscape strip which separates the road from the parking lot or buildings. So there's a 25-foot landscape strip that's technically required, but because this church was developed a long time back. The the front parking over here is encroaching into the landscape strip. So the variance is to allow that encroachment, the existing encroachment. So with that, I am gonna invite our applicant, Alex Brock, who's gonna share more about the application. So Ruchi is pulling that up. Uh my name's Alan Tabrock, I'm a Swift Gambrell Russell. Um, the land use attorney for the applicant holdings. And um when I come to these meetings, often there's uh a few people that show up to the initial meeting, uh, but I am glad to see everybody here tonight. And what I will do, I'll give a presentation of our application and what we are proposing for the development. And then uh we'll open up for questions and answers. And this is our opportunity to, as Ruchi said, to present the case. Yeah, present what we are proposing. And then really hear feedback from the public uh on uh what we are proposing.
