But um, so we are um trying to get a southern um Huxion 2 manufacture home.

Uh we want to put it in the neighborhood.

Um, but by the property is on R1 just for stick build home.

Um, there's a few requirements that we had to do just to get to this point right here.

And um, but we feel like the manufacturer home will um benefit the neighborhood a lot because um we looked at the properties that they're surrounded by us.

Um there, you know, they're not I don't want to speak down on anyone property, but you know, um some properties are better than others, and we feel like this manufacturing home could improve the property value because we wanted to make it look like a stick-built home.

Um, and we feel like um it will help us a lot because we didn't want to go the stick bill route due to um the economy right now, and due to like my dad, he pouring his last into this to build a foundation that way that he could reside on it for the rest of his life, then just spend his little whole life savings trying to get a stick built home, and we don't know what the builder would do.

So uh that's just my presentation and any question that you have for me, I'd be willing to answer them and we'll go from there.

We have reviewed it, and um we would recommend approval of the conditional use permit in that area.

One item that we do need to make clear is that um this property um is in an undefined floodway, meaning the floodway stops on the other side of the street, and this is an undetermined area.

But um this there will be um some additional requirements before a building permit can be issued, they'll have to work on getting this structure out of the floodway.

So you know what that would entail.

You'd hire an engineer and then they would consult you as hard to that.

Yeah, um, so we was getting into that um because like uh um my bad, like Mr.

Durrell said, it is a flood zone, and we was um once we um came up here to see what other things that we we have to do.

We was going to get an inspector to look at it to I I didn't bring that Pacific paper what specific inspector we were going to get to see how high the foundation need to be in order to um put this manufacturer home if we can't could sound great, and this is a conditional use request, so I have to open this up.
