Joplin Board of Adjustments Meeting - March 17, 2023
The Joplin Board of Adjustments convened on March 17, 2023, to hear three variance requests: one for a setback variance on a residential addition and two for height variances for new hotels on Hammonds Boulevard. All requests were approved unanimously.
Consent Calendar
- Motion to excuse absent board members Mr. Smith and Mr. Pinjou passed unanimously.

Case 03-23-01: Variance at 2602 South Kingsdale Street
- Applicant Samuel Wimsett requested a variance from the 30-foot platted setback requirement to construct an addition to his existing home. He explained that because of the curved roadway and platted lot lines, the actual distance from the road pavement is 55-60 feet, and the plat creates a triangular intrusion into the lot. No neighbors objected. The board unanimously approved the variance.
Case 03-23-02: Height Variance for True Hilton Hotel at 3132 Hammonds Boulevard
- Applicant Todd Boland (architect with H Design Group) requested allowance of one additional story (four stories total) from the maximum three stories allowed, to build a 96-room True Hilton Hotel. The hotel's tallest parapet would be 52 feet (under the requested 60-foot limit). The board noted that an existing nearby Residence Inn is also four stories. City staff recommended approval. No public opposition. The board unanimously approved.
Case 03-23-03: Height Variance for Courtyard by Marriott at 3132 Hammonds Boulevard
- Todd Boland presented a second request for the same property: a 125-room Courtyard by Marriott with a maximum height of 58 feet (under the requested 60 feet). The hotel would replace a dilapidated Holiday Inn. Board members expressed support for the improvement. No opposition. Unanimously approved.
