The Joplin Planning and Zoning Commission met on March 11, 2024, at 10:00 AM. The meeting included roll call, approval of minutes, and public hearings on three cases. All actions were unanimous except for one abstention on the minutes approval.

- Case 010-24 – Rezoning of Lots 116 and 117 at northwest corner of Virginia Avenue and 26th Street from R1 to C3: Doug Melton (on behalf of 32nd Street Plaza LLC) spoke in favor, stating the rezoning would make the block consistent and anticipate a development plan. Commissioners questioned traffic access, buffering, and signage. Staff clarified that buffers cannot be required along public rights-of-way but that the applicant is a national client with strong landscaping. No opposition testimony. Motion to pass made and seconded; all in favor.
- Case 011-24 – Rezoning from R1 to R2 at 2030 Mia Faith: Oscar Sarseno (with Shuba Mitchell) spoke in favor, stating they plan to build two homes on the lot. Staff explained R2 allows smaller lot sizes for two-family residential. No opposition testimony. Motion to pass made and seconded; all in favor.
