The Joplin Building Board of Appeals met on August 22, 2025, to review progress on multiple properties under dangerous building orders, hear owner/agent reports, and conduct a formal dangerous building hearing. Dangerous Building Hearing
Item 3123 – 701 South McKinley: The city called witness Shelly Dolison (lead dangerous building inspector), who testified to the building’s dangerous conditions: roof caving, rotted windows, open to vagrants, gutted interior, and inoperable electrical systems. She introduced exhibits including photographs, a title search showing owner Aldo Garcia, certified mailings with signed receipts, a Joplin Globe publication (ran July 31–August 21, 2025, though erroneously listed hearing date as August 29 instead of 22), and documented code violations under subsections 2, 3, 5, 10, 11, 14, 15, 17, 18, and 19. No defendant appeared. The board unanimously declared the building dangerous and ordered demolition including outbuildings.

Next item is 3033 1010 West Third. No changes on this property since last month. Sorry, Shelly, I can't hear you on this end. I'm sorry. Okay. Um so I don't have any changes or updates for this property since last month. Can you give us your name and uh Tyler Ledford with uh lead for construction? Um we have made some progress on the siding on the outside. Um if anyone's been by there, you've seen that. Um we're still working on wrapping that up. We've had multiple delays with our vendor on that one in particular. It's been um really bad with him getting us the amount of material we requested. So we do finally have that last two square siding over there. Um just waiting on the side. I got to get over there and finish it completely, but most of the sidings from up the building. Um inside we have gotten some more under floor plumbing we had to do that is wrapped up, it's ready for um, it's ready for and the rest of the plumbing to be inspected underneath the floor. Uh once that is inspected, we can finish the uh the floor out and the rest of the house and um and start we'll fix some studs around the building, and then um we'll be able to start electric or uh electrical rough end and HVAC rough end. So that's sort of the plan. Um it took a little bit for the electric or the plumber to get over there. He had to finish up the floor before we could do any of the uh framing work on the inside. So not as much progress as we wanted this month, but um we we are moving forward a little bit. So umce we do go past the this uh rough end stage. I think this is a house that'll kind of take off like one of our other just new constructions just because once you get T Rock strung up, it's kind of just you know straightforward. It's our what we're used to doing. So some hiccups this month again, but we should uh we're getting to a point where we can start moving along with it in a timely manner. Any questions? I think it looks great. I mean uh they've made a real a real attempt uh after what a year and a half, two years, something like that. Yeah, okay, great. Do we have a motion to continue? Uh this property has uh had some progress since the last meeting. Um they have updated the windows, the wrapping. Um I have not heard back from them.
