Consent Calendar
- The commission approved the minutes from the previous meeting by unanimous vote.
Discussion Items
- Case 033-25: A request for a permanent special use permit to operate a dental care office at 2047 South High View Avenue, Joplin, Missouri, in a C1 district. The proposed office is approximately 8,000 square feet, exceeding the 5,000-square-foot threshold that requires a special use permit under the city code. The applicant’s representative, an engineer, presented the design, noting that the building is set back farther than the minimum to buffer adjacent residences, parking is oriented away from homes, and the lot was cleared after the tornado. The representative also compared the proposed use to a potential retail use (e.g., a Dollar General) which is permitted by right up to 10,000 square feet, to illustrate the zoning distinction. During the discussion, one commissioner asked whether the office would serve low-income patients; the representative stated he did not know the specifics of the insurance accepted. No public testimony was offered in favor or opposition.
Key Outcomes
- The commission voted unanimously to approve Case 033-25 for a permanent special use permit to construct a dental office over 5,000 square feet in the C1 district.
- The case will be presented to the Joplin City Council on Monday, November 3, 2025.
