The zoning and planning commission of the city of Joplin, through this introduction, accepts into evidence the 2012 Comprehensive Plan, Development Code of the City of Joplin being appendix 29A of the Joplin Municipal Code, resources, guides, and industry standards of the City of Joplin, the complete street design guide, walkable neighborhood design guidelines, approved tree list, historic preservation regulations, floodplain regulations, and the wireless telecommunications facilities citing regulations being appendices A, B, C, D, E, and F of the Joplin Development Code, the written recommendation of the city staff, and all other written evidence presented at today's hearing.

So as you can see on the map, we're going from a uh uh heavy industrial district, which is M2, to District C2, which is our central business district, uh meant for uh properties that are built uh in a mixed-use setting, usually two property line, as the as the main street block has been built out.

You can kind of see there's some leftover industrial during a time where uh industrial wasn't concentrated in uh more remote areas like industrial parks.
