Uh summarize the report for the record. The applicant is proposing to subdivide lot 48A1 into two lots identified as lots 48A1A and 48A1B. The total area involved is approximately 49,003 square feet in the in size. It is situated within the county residential R2 zoning district and State Land Use Rural District. The surrounding parcels to the north, south, east, and west are also within the state. We are also within the residential R2 zoning district and state land use rural district. The parcel is currently improved with two single family dwelling units and the guest house. One of the single family dwellings and the guest house were constructed in 1994 and are positioned closest to a mall road. They will be situated on proposed lot 48A1A. The second single family dwelling was constructed in 2023 and is situated on the flag lot, lot 48A1B. On June 4th, 2024, the planning commission approved Class 4 zoning permit Z4 2024-5, variance permit V 2024-1 and special permit SP 2024-2. The subject permits allowed a deviation from the minimum poll width requirement of 15 feet within the residential R2 zoning district, as well as a deviation from the minimum lot area requirement of one-half acre within the state land use rural district.
