And I'm here to represent uh the Advent Group, LLC and Blessing Premier Property LLC on this uh I guess next five items.

I'll probably kind of present them more or less uh potentially out of order than what uh Chairman Dart stated, but nonetheless we'll cover the basis.

Uh the site is located west of Imperial Avenue on on Highway 30 in the 646500 block of of East Highway 30, right next to the recently approved uh prairie view business park that I have outlined in the light blue on the screen.

The master's business park development, which is as Stan stated, is is lot one of Masters Business Park second and lots one and two of Masters Business Park, which would be from right to left or yeah, right to left on the screen.

And essentially what we'd like to do is add a little bit of ground to the lots and reconfigure the shape of the lots.

And what what that entails is essentially taking what is now zoned M1 and what I have outlined in yellow happens to be the Masters Business Park second project with Masters Business Park lots one and two being directly to the west.

This zoning map is not current to form as the prairie view project just was approved by the city of Carney's or our our city council last Tuesday, and the uh statutory uh 15-day waiting protest waiting period hasn't expired so that the plat isn't filed, the zoning's not official effective, and so on.

So that would be in the area right in here, and that was zoned M1.

So essentially the zoning that we're asking for for the small tracts of land will be compatible with not only the existing zoning in the area but the future land use map and and the comprehensive plan as as it was uh envisioned number of years ago when that was revised or updated.

The tracks that we want would like to rezone contain 1.37 acres kind of to the north edge of this, and then there's a storied seven hundredths of an acre piece of property that blessing premier property uh obtained when they purchased the ground around it from the Bloom family uh a number of years ago, and and they actually didn't realize that that came with the deal.

But each parcel is essentially non-conforming to our standards, if not for size, but for accessibility, because obviously the seven hundredths of an acre piece of property is too small for that zoning classification, and it's along the state highway, which or the U.S.
