The Kearney Planning Commission met on December 16, 2022, at 9:00 a.m. in City Council Chambers. The meeting focused on a series of interrelated applications for the Greg Brandt property located north of W Road, west of Cherrywood Street, within Kearney County's extraterritorial jurisdiction (ETJ). Staff recommended approval, finding the amendment consistent with adjacent lots and the Comprehensive Plan.
- Rezoning No. 2022-16: Rezoning a 20-acre agricultural parcel (Lot 1 of Greg Brandt Subdivision) from AG (Agricultural) to RR-1 (Rural Residential) to match the zoning of adjacent subdivided lots. Staff found the RR-1 designation compatible with the Future Land Use and surrounding properties.
- Private Access Road Vacation No. 2022-06: Vacation of a private access road platted in Brandt’s Lakewood 7th Subdivision, supported by a letter from Kearney County Road Superintendent Randy Smith.
- Ingress/Egress Access Easement Vacation No. 2022-07: Vacation of easements on portions of Lots 3, 4, 5, and 6 of Greg Brandt Subdivision, reducing the need for shared driveways after consolidation.
- Partial Subdivision Vacation No. 2013-24: Vacation of Lots 1, 4, 5, and 6 of Greg Brandt Subdivision to allow re-platting into a three-lot subdivision.
- Preliminary Plat No. 2022-17 (Final Action): Preliminary plat for Greg Brandt Second Subdivision, creating three lots: one containing an existing house (to be sold), and two retained by the Brandt sons for future homes. Lots are approximately 14.5 acres each, served by well and septic, with stormwater detention in an existing pond. The plat includes an irregular strip for access to maintain a levee/berm.
- Final Plat No. 2022-17: Final plat identical to the preliminary plat, with a 200-foot radius map showing surrounding properties.

You all have copies of and read them the minutes of the meeting held November 8th, 18th. A motion in regards to those minutes would be in order. Mr. Chairman, I move that we approve agenda item number three. The minutes of the meeting held on November 18th, 2022. Second. It's been moved and second. Is any discussion? Questions. Malone. And please note that items four, five, uh, nine, and ten are hearings, and that uh items number six, seven, and eight are not hearings. But for the convenience of this, we're basically dealing with the same parcel of land, which is uh part of government lots two, three, and four, and the accretion of budding said lots located in section 12, 20 uh township eight north range 16 west of the 16th 6th principal meridian. Carney County, Nebraska. This is on the north side of W Road west of Cherry Wood Street.
