We have two items on our agenda this morning.

And uh just for your information.

Uh the item uh the two items that we have this morning are um hearings, and one of them is for the final plat of Arbor View Second Edition.

Uh this application is for a final plat for Arb Arbor View Second Edition, uh, which is properly located and lying east of Avenue N and south of 65th Street.

It is described in whole in the agenda.

Uh the second item relates to this parcel of ground as well.

It's a hearing on an annexation of Arbor View 2nd.

Uh and uh we are going to hear both of these at the same time, and we'll vote on them separately.

My name's Craig Vennett, 1111 Central Avenue from Miller Associates here representing Fox Creek Development LLC.

And so um the project we have before you, you guys have seen and uh approved already, and so we've just basically reduced the amount of final plat, so I'll kind of go through with that.

Um the area that we're talking about today is this area here, which is consists of 4.5 acres, 13 lots.

Um we had brought forth before you the area in yellow as a preliminary plant, which you guys passed and approved.

And uh this property went on to the city council with rezoning of R1 and R2.

The R1 passed and the R2 did not, and so we let the um final plat uh expire, and we withdrew that at the last meeting after the third meeting, and um rescinded the easements that were there, which it already includes the infrastructure that's already constructed out there per the city's DCIA agreement.

So I'll kind of walk through that.

So today um existing is R1 zoning, which was approved at that city council, and the area that we have before you today for the proposed plat is highlighted in red here.

So this black dashed line is what was rezoned uh just previously.

This is the preliminary plant that um was before you in February of this year, and which is the effective plat, and so we're not asking for any changes, so we're coming forward with these lots here, which is a portion of that preliminary plat and asking for a final plat on that.

Um, due to the length of the cul-de-sac rule, um we could either bring these down to here and provide secondary access like we had before, or provide a temporary cul de sac at the end of this to provide circulation, and that's what we're proposing.

So from an infrastructure feasibility plan, we provided an infrastructure feasibility plan for the whole uh preliminary plat, and so for you today, this infrastructure shown in blue and red, which is water and sewer, is in place, and so what we would be doing is paving then from this intersection here south to this terminus point here, providing a temporary cul-de-sac at this location and providing six lots on the north and seven lots on the south.

So the water and sewer is already in place within the provided easements for these, and it's basically just down to the paving on those.
