Okay, so uh we always start out with public input. Are there any members of the public wish to speak regarding items that are not scheduled for public hearing this evening? And this is a public hearing, so public will get a chance to talk again later on the specific issue. So we should not hear from the city planning staff. Thank you. Vice Chair and Commissioners. So the property is located at the northeast corner of uh North 120th and East Wind Drive. It's actually I'm calling it specifically two parcels because it's actually a series of blocks, and this piece of property that you see highlighted in the purple color is a little different than what's in your plans because I'm showing the entire property that was purchased in 1982. The kind of western half, which is blocks 20 and 21, was annexed in 1982. The eastern portion was annexed in 2020. And just uh I state down below that the zonings M1. I'm talking about the subject property for us today. The eastern portion is still zone developing resources, and that obviously would need to change with uh development application for that property, that parcel or part of the property. Uh so they're proposing a new 23,000 square foot industrial building and a variety of site improvements that are go across not just block 20 but onto block 21 also. So here's a aerial view of the existing condition uh condition. Some things to note this parking lot kind of on the northeast side of this building, all the mature trees kind of around the site and through the middle here. Direct access on the North 120th, and no sidewalk along North 120th.
