Um let me tell you a little bit about the project.

So for your consideration today is a $25,000 VIP grant for the property located at 34 West Imperial Avenue in the heart of the RS district.

And as we know, there's just so much happening in the RS district between the retail and food of beverage places as well as the residential that's going up.

So this area is primed for just new and exciting projects.

This building, um, as you can see, is quite dilapidated.

There's a lot of uh TLC that could be applied to it.

So with uh our grant, Mr.

Prayer will be able to do so.

Some of the future uh renderings of what the of the of the improvements, uh, as you can see, there is exterior uh paint signage, uh new doors and windows.

I understand there's uh also potentially some uh security upgrades in place.

Some additional uh renderings, and I um I I think it's important to mention that this property is one block to the east from the new residential, the miles of being constructed by Cedar Street, uh, which will be open next year.

So it's really gonna be a great addition and create uh just you know uh an amazing energy for your new place.

Pereira and his team are investing $310,000.

That makes them eligible for the foot amount full full amount of $25,000 for the exterior improvements.

We're we're so excited.

I mean, it's been kind of uh just a mission of ours when we moved here from California in 2010.

We moved into Newport Lofts, we kind of watched the area grow.

You know, and there was not a lot going on back in 2010.

So we just been there was one of our dreams is to kind of be a part of that, and an opportunity came up where we could just kind of add.

And we love the fact that where we sit on 32, we call it the 50-yard line.

You know, it's where everybody can come and where we can like hey, what do you guys feel like doing?

We want to be able to direct people and basically celebrate the entire arts district.

You know, I think it's a way for all of us to win.

So we're super pumped up about it.

It's a passion project, it's just me and my better half of net.

You know, we don't have a lot of investors, it's just something that we want to do, and we're gonna invest basically everything we have.

And uh with me today is none other than Mr.

Miles Dixon, very well known in the community.

Uh he leads the grant lab, and he is our applicant for the tenant um tenant improvement program, I'm sorry.

So with that, let me tell you a little bit about the project.

This is at 701 is Bridger Avenue.

As we know, this is a staple in downtown.

This building has been here for a while.

11:49

And um, as most downtown buildings that are office, it does require quite a bit of tenant improvements in order to attract new tenants, and they are costly.

A lot of it has to do with uh even like in installing simple improvements like ADA compliance things because back in the day when these buildings were constructed, the ADA requirements were different.

So in the future you will see uh quite a few of these tenant improvement grants coming in front of you because we're finalizing our new incentive for that.

So this is just gonna be uh kind of a you know, a little nice little gateway to all of the other tenant improvements that we'll be bringing forward.

So the Nevada Grant Lab, again, a well-known community organization that supports uh I know even we work closely with the city with them uh on some of the ARPA grants back in the day.

Uh so they actually used to office out uh from a smaller office down the street, and they recently uh moved in into this building, taking up 5300 square feet, and uh as I mentioned, TIs were quite expensive.

So um I won't talk a lot about the TIs and let Mr.

Dixon talk about that, but their total renovation costs were 360,000, which makes them eligible for the full amount of 25,000.

Uh this is the building again.

Uh we can probably all recognize it in our sleep, uh, but so excited to see new tenants moving into it.

Um in the vicinity, uh it's located in the founders district, right across the street from the Las Vegas Academy of the Arts.

And so uh nice little activation, won't hurt anyone there.

Um this is the pre the pictures before, uh quite old, uh needs a lot of uh renovation, and these are some of the upgrades that Mr.

Dixon team uh were able to bring to downtown.

So uh oh that these are beautiful.

Um so we're very excited uh to have them stay in downtown because they weren't downtown already, but also take up a space where they actually going to have a long-term lease.

Uh the total lease term is eight years, so six plus two-year extension.

So we are very hopeful to have them here stay even beyond that.

We are a nonprofit that supports fellow nonprofits to have the resources they need to do their best work for Nevadans.

Babsky said, we have been located in downtown.

We opened our first office uh in October of 2021 with one employee, myself.

Uh we outgrew that space and lasted past the lease, and so we're really excited to be continuing to be downtown as we started a search for where it could accommodate up to 14 full-time employees, uh public purpose training room, conference and meeting spaces.

We looked all over the valley.

Uh, I'm pretty biased.

I live downtown.

I have for a really long time.

So naturally I wanted to be here, but I was really happy when my team who drive 25 minutes or more every day to get downtown told me where they really wanted to be was downtown as well.

We know we're centrally located to support our community partners from all across the valley.

We're excited to welcome more people to our new office, our larger office in our training space in downtown.

We support local businesses every time we have an event, like yesterday and the day before.

We had 16 folks from all around the valley sitting in our training room.

You know, we like to buy local business catering and all sorts of stuff like that.

So really happy to be downtown.

I really want to acknowledge the city staff, uh Dina, Tracy, and Rich who helped us navigate this process and really appreciate the mayor and the council's consideration.

So we've talked about this project for a long time now.

And I know that there's been a lot of excitement.

Uh, it is a the first largest investment uh for residential in the historic West Side.

Um, and I just wanted to give you a quick reminder on how this uh on what this project is about in general, and then uh cover what the lease amendment is for.

So it's located uh on the corner of D and Jefferson in the heart of the historic west side.

It is a mixed-use development by uh Cherry Development, and it will provide 104 workforce housing uh units, 16 and a half square feet of total retail, and of that almost 9,000 square feet specifically designated for a food hall market hall, which was the vision in the hundred plan when it was uh presented, and so we were able to take that portion and work with a developer, and they uh partnered with us uh for which we're very grateful because it is a new concept in in that area, and we're very excited to uh for the opportunities it will bring to the community.

Uh so the redevelopment agency, if you recall, entered into a 15-year lease uh you all approved last year for the food hall and the and the retail space.

Um, with that lease, uh essentially uh the redevelopment agency will be uh leasing the space, and then we will be finding subtenants for the food hall.

It will be more of an incubator space uh where new startups, uh people who want to try their Hannah, uh, you know, being uh a restaurant or a chef, uh, they'll get subsidy on the lease, and that way we'll give them an opportunity to grow, expand, and so forth.

Um, so the total uh amount on this amendment is $8.7 million.

And let me uh break it down a little bit.

Six and a half million of that is the tenant improvement portion for which the redevelopment agency is responsible for.

But what I'd like to highlight is 4.3 million of that amount will be reimbursed back to the redevelopment agency by the our partners with the housing authority and uh the federal government through the neighbor through the CNI grant that the 50 million dollar grant that was awarded for the Marble Manor redevelopment.

So um, with that grant reimbursement, we will work closely with the neighborhood services because there's a job creation component that we have to be compliant uh with.

Um, some timelines.

So the land was sold to the developer in 24.

The construction began earlier this year and will be complete uh by the end of summer of next year, and we're hoping people will be moved in in September of next year, right in time for the new school year for the students across the street at the Wetsi campus.

Um, just a little visual on where the site is.

The food hall itself will be on the northwest corner of Madison uh and D Street, that little sliver of land.

Um specifically, uh that was a city owned land that was added to the project to support the food hall development.

Um so yeah, this is just a site plan.

I'll move over to the actual market hall floor plan, which I think is very exciting.

What you see on the top uh screen is the ground floor.

There's three bays for the incubator space, as I mentioned, and then uh in the middle, the little circle area is going to be an actual bar.

So we're very excited to be able to host events there, and then the new portion that uh we haven't had before, but presenting now to you is the mezzanine.

So that's the bottom picture.

You'll see that we'll provide additional seating that will kind of oversee the sitting area and where the bar is.

Um quick reminder of how beautiful the project is, and uh, we're so excited because I know that there's a lot of activity already there happening uh now.

About a month ago, we were just framing in the ground floor retail space, and as you can see along D Street, we've got a fully topped-off building.

Um, that's 16 brand new apartments that are going in along D Street.

When you drive by, uh, the synergy there is pretty awesome.

And uh and um we're super excited for the project.

The rest of the building is gonna be fully topped off in about a month.

Um, so uh hopefully we'll be able to give some hard hat tours coming up here soon, and we're gonna invite all of you to come out and be able to walk the building and see it firsthand, and uh just again the synergy that's happening between our project and CSN.
