Um on your aerial, you see the first item is Cashman.

Uh you all just saw this and approved it at City Council.

This is the development agreement that goes with the application.

In the development agreement, you'll see we've maxed out the possible density for R3.

So while uh you all approved about 781 units on the property, it does allow up to twelve twenty-one.

That would require us to come back with a revised plan that you all would have to vote on, but just in case there's questions on the density, that's why that's in the development agreement.

The other reason for the development agreement is just to allow for the standards to develop the project that you all approved.

Um it gives some flexibility and it allows for a more urban project than a normal R3 project would allow.

That portion was actually excluded from the development agreement intentionally, so the development agreement will only cover the residential portion, and that future parcel that has to be mapped still was excluded with a legal description to take that out of the development agreement.

The property on your aerial is the former Grant Sawyer um property.

The seller of this property is the state of Nevada, so different than the last application that that Lenar is under contract with to buy the land.

Um, you all just saw this application for 290 units on this property and approved it.

And so the development agreement, similar to the last item, is simply to allow for flexibility with the R3 standards to allow this to be a little bit more of an urban neighborhood in an R3 development.
