So the general plan is commercial, it's compliant with that.

1:04

So it's yeah.

1:08

Um there's no density that's been designated for this mixed use.

1:12

It's kind of that holdover mixed use, and then we added density back into mixed use residential density, and there was none allocated to this area.

1:19

So commercial probably does make the most sense for it.

1:23

And with that, I'll turn it back to the commission for any questions.

1:26

Very good.

1:26

Questions for staff.

1:30

Okay.

1:32

Uh is the applicant present.

1:37

You know the drill.

1:38

I do, and thank you so much for uh just letting me get up here.

1:42

Uh Rick Magnus with AEWA Engineering.

1:45

We are the consulting engineer for this project.

1:48

Um 2010 North Redwood Road, Salt Lake City, Utah.

1:54

Um the traffic's awesome.

1:56

Um I do want to thank publicly staff.

1:59

We put it in for you.

2:00

Thank you, Sorry.

2:02

Thanks.

2:03

Um it lets me leave early from work.

2:05

Okay.

2:06

I want to thank staff publicly because they have helped out with this.

2:09

And um in conjunction with this zone change, you will afterwards see um, you know, a concept review and a and a site plan uh pending this um this decision this evening.

2:24

I am here to answer any questions and concur with staff recommendations for approval.

2:32

Good for the time being.

2:34

All right.

2:35

But you know, appropriate to ask what table what in the table of uses were you moving away from that you couldn't find in mixed use?

2:43

Um it's the ability to have a drive-through.

2:50

So yeah.

2:53

Um that's about all I can say right now.

2:56

Remember, I'm the guy that always says uh we don't know that a marketplace is coming.

3:01

This isn't a marketplace, but uh the use that will come um I think you'll like on this corner.

3:11

Thank you.

3:16

And we will undoubtedly have you out of that seat in a matter of minutes.

3:19

Uh this is a public hearing.

3:21

Does anyone from the public who like to speak to this item?

3:23

Now is the time.

3:27

All right.

3:56

Um Mr.

3:56

Chairman, I can make a notion motion.

3:58

Very good.

3:59

Item three point one, public hearing and recommendation of AWA engineering's request for the review of the Mad Maverick zone change located at 520 West Main Street.

4:09

Changing the zoning on point seven two acres from mixed use to commercial.

4:14

I move that we give a positive recommendation with the findings that the proposed zone change is consistent with the general plan designation of commercial.

4:23

Uh it's consistent with the goals and policies of the general plan.

4:27

Um, consistent with the compatibility of the proposed zone with the general planned uses of nearby and adjoining properties.

4:34

And please include all DRC comments.

4:40

Aye.

4:41

Any opposed?

4:42

That was way too easy on you, Rick.

4:44

We promise to make this more difficult next time.

4:46

Thank you.

4:46

And you'll see me again.

4:56

Okay, item three point two.

5:00

Public hearing and recommendation of Holden Rockwell's request for conditional use approval of the Skull Valley flag lot located at 208 East 200 South.

5:07

And this would make more sense if you could see it, but it's a rectangle.

5:14

And they want to subdivide it so that it's um the house is you know towards the front of it, and then it'll have a big portion behind it.

5:23

So the lot with the existing home will be 17,000 square feet.

5:29

And then the flag lot has the 20 feet of frontage, and then it goes back and it's 9,542 square feet.
