The Lehi Planning Commission met on May 14, 2026, and unanimously approved four agenda items: a consent calendar and three public hearing items for preliminary subdivision and plat amendments. - 3.1 – Symphony Homes / Heritage Meadows Preliminary Subdivision: A request for preliminary subdivision review of an updated 15‑lot residential development at 1250 West 800 North. The applicant (Russ Wilson, Symphony Homes) incorporated a trail connection and bridge, increasing the lots from 13 to 15 using a density‐in‑lieu provision. Staff noted 10 DRC comments, including a requirement to note the density bonus for the pedestrian bridge and trail right‑of‑way on the plat. The Commission recommended approval to the City Council with findings that the proposal is in accordance with the general plan and city goals.
- 3.2 – Southwick Estates Plat A, Preliminary Subdivision: Michael Southwick’s request for preliminary approval of a two‑lot residential subdivision at 477 North 200 West. The existing home will be removed to facilitate the lot split; both lots meet the 8,000 sq ft minimum. Density is 4.5 units/acre (max 6). Staff noted 11 DRC comments, primarily technical. The Commission approved the preliminary subdivision with findings that it meets the Lehi City Development Code requirements and all DRC comments.
- 3.3 – Gardner Group / View 21 East Plat Amendment: A request to amend the plat to split one lot into two at 3543 West 1940 North, to facilitate future commercial development. Staff noted seven DRC comments, including trail width and right‑of‑way requirements. The applicant (Dave Denison) had no additional remarks. The Commission approved the plat amendment with all DRC findings.
- 3.4 – Grow Development / Gardner Point Phase 1 Parcel H Plat Amendment: A request to add an additional lot at 3625 West 1500 North for future commercial development. A concept plan from 2024 had already included this lot. Staff noted three DRC comments (minor wording corrections). The applicant was not heard via audio. The Commission approved the amendment with DRC comments.

Item 3.1 is public hearing and recommendation of Symphony Homes request for preliminary subdivision review of an update to Heritage Meadows, now a 15-lot residential development located at 1250 West, 800 North, including density in lieu for connectivity. The applicant has incorporated a trail connection and bridge into their layout. The subdivision has increased from 13 lots to 15 lots. Can I stop you for a minute? Can we see audio video? And there is flexibility in the minimum lot sizes and frontages when there is density in lieu according to the Lehigh Development Code. The density of the subdivision is 1.72 acres, which is below the maximum density of 1.75 acres. There were 10 red light comments from the DRC, including to add a note on the preliminary and final plat that the density bonus of two lots was granted for the pedestrian bridge connection and trail right of way. Please consider all DRC comments in your motion. The City Council will make the final decision on whether the two extra lots will be approved. This is a public hearing. Thank you. Uh staff.
