Um so basically the on the map at the dashed black areas the existing official map street.

It connects uh Joseph Road and Virginia Drive.

Um it the kind of the orange brown color, that's the existing wetlands.

So it it obviously you're not gonna build a street in a wetland, and it wouldn't even if you would, you wouldn't have any saleable lots.

So the plan would be to remove the official map street, add kind of the red circles, um, so then there'd be turnarounds for snow plows, etc.

And then well, and then basically right now it's two large lots.

Um there's a certified survey, ultimately there's a current certified survey creating two lots.

One of the lots is gonna sell, and then the remainder of the the other lot is gonna get redivided into three lots, which will kind of cover this area here.

The rezoning is consistent with the future land use map and comprehensive plan. Applicant Kevin Sonnenburg added that he cleaned up the property and plans to build a condo on the corner, with his office on the middle lot. No public comments received. Public hearing opened at 6:05 PM and closed at 6:07 PM. Motion by Hornung, second by Diedrich to approve. Carried unanimously.

Old Business

  • Chapter 15 Zoning Code Rewrite (PC 3-2024): Paul Braun reported that edits with consultants are ongoing, with completion estimated for end of summer/early fall. A summary of major changes will be provided to commissioners for review. Additionally, state statute changes regarding subdivisions will require revisions to Chapter 21 (subdivision code), which will likely be submitted for approval alongside the zoning code rewrite.

Miscellaneous

  • Certified Survey Maps (CSM): A CSM for Sonnenburg (Kadows Addition No. 2, Block 13 lots) was noted.
  • Commissioner Diedrich stated he will not attend the May 27, 2026 meeting.
  • Chairman Nickels announced that the vacant staff position will be filled and Alder Schlei has been reappointed to the Plan Commission.
  • Meeting adjourned at 6:12 PM (motion by Hornung, second by Diedrich, unanimous).
