• Prime sponsor Commissioner Regalado presented this staff‑initiated application to amend the Future Natural Resources section of the Land Use Element and Policy CM‑1A of the Coastal Management Element of the CDMP. No public speakers. The resolution for transmittal and the first‑reading ordinance were adopted together by a 9–0 vote (Commissioners Bermudez, Cohen Higgins, Hardeman, Milian Orbis, Regalado, Steinberg, Bastien, Vice Chairman McGee, and Chairman Rodriguez voting yes). Commissioner Bastien, the district commissioner, requested confirmation that the MCS (Motor‑Car Sales) designation is valid for eight years only, after which the use must change. Staff confirmed the eight‑year limitation. The applicant’s representative committed to installing landscaping along NW 27th Avenue to improve aesthetics while awaiting sewer infrastructure, which is expected by 2028 or shortly after.
