- Item 4A/4A1 (Biscayne Shores Development Group – Biscayne Boulevard area): An out-of-cycle standard amendment to redesignate about 4 acres to high density residential and amend the text for parcels exceeding 125 units/acre. The applicant proposed a narrower text amendment affecting only six parcels, while staff recommended a broader version including urban centers. Commissioner Hardeman (District 3) moved to transmit the applicant�e2�c2�a0s version to the state, citing that the broader version could slow the application and was more appropriately handled separately. Commissioner Gilbert expressed concern about using a private application as a vehicle for countywide policy changes. The motion passed unanimously. Commissioner Regalado expressed interest in drafting a separate countywide text amendment for urban centers.
- Item 8B1 (Miami Dade SNF Holding, LLC – near North Kendall Drive): An appeal of a community council denial for 57 townhomes. After presentations and discussion, Commissioner Gonzalez (District 11) raised concerns about existing traffic congestion not fully addressed by the traffic study. He moved to defer the item to allow a more regional traffic study, which the applicant accepted. The deferral passed unanimously.
