We were able to get through zoning board of appeals last night on a couple of variances that were necessary for this uh site.

And we just met with the design review board, which uh is issuing a recommendation for our kind of design and color schemes and plantings.

So this is property that's located at the corner of Boston Road and Washington Street.

Um the configuration of this lot is a little bit unique because back in 2010, when the state of Connecticut widened the intersection here, um it moved Boston Road from being kind of straight out, you can kind of see the old property line right there, the old street line, and it shifted the intersection left, kind of squeezing this lot, and this kind of unique property line around here is as a result of that move by the state back in 2010.

Um as a result, this kind of green space up here is part of the state taking and state area, so we really can't work with that.

Middletown Planning and Zoning Commission Regular Meeting - April 8, 2026

The applicant, Winair, has been in Middletown since 1974, currently operating from a 2,000-square-foot building with 35 employees and 15 trucks per day. The new building would be a pre-engineered steel structure with warehouse space, a showroom, and nine offices. It would include a ramp connecting to the existing building for material movement under a canopy. The site plan includes a new entrance from Newfield Street, parking for customers and employees, loading docks for semi-trailers and box trucks, and stormwater detention. The project would require removal of an existing house and garage. Comments from staff and the Water and Sewer Department (dated April 6, 2026) require additional revisions, including drainage work. No traffic signal is proposed; a traffic impact study showed no diminished level of service.
