The Milford Board of Adjustments held a meeting on July 9, 2026, addressing variance requests for three properties and conducting annual officer elections. All variance requests were approved unanimously.
We'll call the July 9th, 2026 Board of Adjustments meeting to order. The first item is if anyone signed up on an open public comment period, which is not to do with directly something on the application. Has anyone signed up? Mr. Chairman, it appears that two people have signed up, but I think their items are on the agenda. At least I'm correct. And if so, um they they can of course talk. But originally was Brian Scheip, which I believe has an application, and then Matt Phillips, which is also uh regarding the issue an issue which is going to be before the board. I don't see anyone else that has signed up, and I don't know if there's anyone else online. Is there anyone online who wishes to make a public comment? Please uh come forward. Uh nobody's raising their hand. Okay. We'll close the open public comment period. Go into the regular meeting. Please rise and we'll pledge allegiance. We do have all the members here and all the staff, so we're good on that end. See, did we have the minutes? No minutes. So there's no minutes, so we'll move right into the public hearings. First application is Southern States. Um I won't list their address in Richmond. It's on the Milford Harrington Highway. Mr. Pierce will explain the applicant's request. Yes, this application begins on page five of your packet. This is application BOA-339-2026, Southern States Milford Co-op Inc. Uh, this is for a property that's owned by Southern States, but it's the small uh strip center on the north side of Milford Harrington Highway, just west of the Williamsville Road intersection that contains a five-tenant um uh commercial structure. The property is on uh C3 Highway Commercial, and uh it's on approximately 1.9 acres of land. Um, the applicant's proposing to remove two existing freestanding signs that are located on the property and construct one new 10-foot-tall freestanding sign in the same location. Uh, in order to construct the sign as shown on the provided exhibits, uh, the applicant has to obtain a variance uh from the zoning code. Um the variance would be from chapter 230-24.16, paragraph B1C, which states freestanding signs shall have a minimum setback of 10 feet from the front lot line and a minimum setback of 25 feet from adjacent property lines. The applicant seeking permission to reduce the front yard setback for the freestanding sign from 10 feet to four feet, resulting in a freestanding sign six feet closer to the front property line than what is permitted by the zoning code. Uh section two of the staff report provides staff's analysis and the applicant's response to the four criteria used to evaluate an area variance. We have the location and zoning map showing um the location of the property and the property zones around it. Uh, we have a copy of a rendering showing what the new freestanding sign would look like uh to be located in the front yard area. Uh we have a survey indicating the location of the sign placement uh within the grassy area between the two entrances to the site. Uh
