I'm a senior associate planner for the city of Monterey, and I've been working with the applicant on this project at 17 Anteloplane.

Uh, this is a proposal for first and second story editions and a new accessory structure, a gazebo in the rear yard.

Um just to start with the recommendation recommendation staff recommends that the ARC adopt a resolution approving the architectural review permit.

Um here we see the subject property designed R120 with a D1 overlay.

Um that's our design review overlay, essentially.

Uh, and it also has a low density residential general plan designation, which is the single family general plan land use.

Um just here's a basic project description.

The first floor edition would be about 227 square feet, second floor is 82 square feet.

The new gazebo is 168 square feet.

And there's also a new exterior materials proposed, uh sighting, new windows, uh, new paint scheme.

And uh, we received this application as a result of uh tree damage, a fairly large pine.

I believe it was a fine fell on the home.

Um and typically, if the home is being built back to its uh original condition, that would really only require a building permit.

However, the owners uh use this opportunity to expand the home and and uh do some additional improvements.
