The second finding is that the project would not be detrimental to the public health, safety, or welfare of persons residing in or working in or adjacent to the neighborhood of such use and will not be detrimental to properties or improvements in the vicinity or the general welfare of the city.

There was an identified potential safety conflict between the layout of parking and the outdoor sales area, and proposed conditions have been included as part of the project.

For example, these two parking locations here were reviewed with the city's engineering division and also compared to the city parking standards that requires a certain amount of backup for the vehicles, and as a safety concern, those two spaces are proposed for removal as a condition to do those outdoor sales uses.

Some other special conditions on the project include that sign and architectural review permits are still required, for instance, for signage associated with the building and the proposed awning.

Uh, that outdoor merchandise and sales racks would be brought indoors when the business is closed.
