Today we're here to talk about two zero two four Delmonte Avenue for a personal improvement service use permit at today's zoning administrator meeting.

Some background on the project.

This project site is located in the eastern region of the city near Del Mani.

It includes a one-story building, taller building as a warehouse and has multiple tenants in it.

The land use is commercial, and the zoning is C to D2, which is the community commercial district with a design overlay.

The primary access is from Del Monty Avenue over here, and there is a secondary one through the shared parking lot from the west.

There are five tenant spaces here.

There is currently an existing fitness training center within Lease Spaces B and C here, who is the current operator under this proposal.

Currently, lease space B and C, the main entrance is to the far left, and there's a workout area, and then in the center area, there are various golf bays.
