Good afternoon, my name is Brendan Norton, and I am the project planner for this item at 555 San Antonio Road. This project is located on a five and a half acre site along the north side of the village at San Antonio Center within the P40 San Antonio precise plan within an existing 1,644 square foot tenant space. On August 12th, 2025, Ejaz Farooq for permit flow on behalf of B Prep Village Residences LLC filed a request to allow a new medical service use less than 2,000 square feet hydration room, consisting of IV and injection therapy. The proposed use is a hydration room for IV therapy sessions. All IV therapy is administered by licensed professionals using portable IV supplies with two to three employees on site, which includes at least one registered nurse at any given time. Based on the proposed business operations statement, the space is anticipated to accommodate 15 to 20 patients per day with an average appointment time of 30 minutes and includes offices, a private IV therapy room, and a consultation room. Staff has conducted review of the application and staffers recommending approval based on the findings of report and conditions of approval and find that the project is categorically exempt pursuant to section 15301 existing facilities of the California Environmental Quality Act guidelines.
