They've approved, I just end up with this twenty foot four twenty-four foot long gate. Or because I can't put a post in the easement. Gotcha. So I have a single twenty-four foot gate that limits what I can do on the sweat of that gate. Because we have uh partners. Those are the only two things that have surprised me the most. I knew about the fire and doing the sprinkler system. Okay. All right. Okay. Well, um, we'll go ahead and get started with the hearing. Uh good afternoon, and welcome to the administrative zoning meeting of July twenty-second, twenty twenty-six. My name is George Schroeder, and I'm presiding over the hearing today as the zoning administrator. And would like to call the meeting to order today at four o' one PM. Today's uh hearing will operate in a hybrid format. Staff, the applicants, and some committee members are here in person. However, we also ask if committee members joining us virtually want to speak on an item at certain points in the meeting. When those opportunities arise, typically during the public comment period of each agenda item, members of the public wishing to comment may do so by clicking on the raise hand feature in Zoom when I announce the item on which he wishes to speak. Speakers will be notified of their turn shortly before they are called on to speak. All speakers virtual or person will have two to three minutes to provide comments when timing dependent on the total number of speakers for each item. If you are in person and wish to comment on the agenda item, please also fill out a yellow speaker card for us so we are able to accurately spell your name for the meeting minutes. Next portion of the meeting is for all oral communications for the public. This is a time set aside for persons wishing to address the zoning administrator on any matter not on the agenda. Speakers are limited to three minutes, and state law prohibits any action on any items which are not on the agenda. Is there anyone that would like to speak on any items that are not on the agenda? Okay, seeing none. Um is there any members of the public? No. Okay. All right, so I'll new now move on to item three, which is the zoning administrator public hearing. And item 3.1 is at 2479 Lake Horn Street with a request for a conditional use permit to convert an existing single family residential building, historically combined with industrial uses into a contractor's office and a development review permit to construct a one-story two thousand one hundred and sixty square foot warehouse building, a six hundred and ninety-four square foot addition to the existing building, and associated minor site modifications on an existing 0.48 acre site, and a recommended determination that the project is categorically exempt pursuant to section 1530, which is new construction or conversion of small structures of the California Environmental Quality Act or Club. The contractor use will support administrative office for approximately eight full-time staff and one part-time staff, as well as storage for of construction equipment and materials in the warehouse with associated commercial vehicle parking on site. The proposed use is compliant with both the general plan and the MM zillion district. Staff has conducted review of the application and staff is recommending approval based on the finance report and conditions of approval and find that the project is categorically exempt pursuant to section 15303 new construction of conversion of small structures of the California Environmental Quality Act sequel guidelines.
