It is six o'clock. And I'd like to welcome you to the city of NAP for Planning and Zoning Commission meeting July twenty-ninth, twenty twenty-five. Madam Clerk, let's go ahead and start with a roll call, please. Garner. Miller. Stacker. Turner. Morgan. Kirkman. Summoned. We have seven present. Thank you. Just a second. Thank you, Christy. Sorry about that. We're having technology issues. Today. Thank you, Commissioners. Rodney Ashby, Planning and Zoning Director for the record. And I'm gonna try to speak into this because the last couple of uh meetings, we haven't heard it very well on the recording, so we'll be careful here. Um so we had uh several projects that were approved by City Council. Uh the first one is a final plat for um excuse me, a DERA number one, and this one was for 34 single family detached units. Uh 19 single family detached units in the RS4 zone. The first one was RS6, and uh then 41 single family attached units in the R D zone with one commercial lot. And uh that was all located near the southeast corner of West Flamingo Avenue and Midway Road. And uh that was recommended by you, and then uh city council did approve that. The next is a variance for uh setbacks uh 15 foot setback on the rear property line for an accessory structure, and um this one was also approved. This was at uh 3707 South Edwood near the northwest section of 12th Avenue and West Locust Lane, uh and this was for a patio uh patio cover in the Greenbrier states. Uh the next one was a vacation and uh variance and um this was a variance for uh the maximum lot size requirements, and this was the northeast corner of Boerway and s and uh stone star road, sorry, and vacation of easement and variance of setback and lot size maximum to permit approval of a property boundary adjustment. Um what had happened is a uh shed had been built right uh overlapping the property line on their neighbor's property. The overhang uh no the whole building uh it uh the sh a fence had been built years and years ago and in the wrong location, so then they built the shed um to be you know what they thought was their property and it overlapped onto somebody else's property and it was right up against the right-of-way. We're not sure how the building permit was approved, but it was years ago, and so um this was a variance to just clean up the property and then be able to sell the property, and they granted that vacation and variance. Uh the next one was the um adoption of the the CIP for fire and engineering um in the comprehensive plan. So that comp plan amendment that you heard you had recommended approval and city council approved that, and then finally the zoning map amendment uh from RD to RS6. That was the one where they had um two different zones on the same property, and they just wanted to make it all all one zone, and so that one was at 1423 South Elder Street, and the you recommended approval, and they did approve that. Um, just so everybody's aware this meeting is being recorded.
