We have seven members present. It will take a minimum of six members to carry any motion. All right. And we will start this evening with the public hearing items. First item on the docket is C226. Michael De Salva request a primary plan approval for 16 lot subdivision in the highway oriented floodplain district at 3406 Cambermill Road. Yes, sir. Good evening. I'm John McCoy with JLM Engineering. Here on behalf of Michael DeSilda. He couldn't be here tonight. He's out of town at the moment. Last month's meeting we discussed the needed special exception variances in order to build these buildings on this property that's owned with highway commercial. The Board of Zoning Appeals did approve it. The uh the necessary special exception invariances at their meeting a couple of weeks ago. So I'm here tonight to request approval of the primary plat. We still have work to do on the project as far as construction documents and submittals to the city to for uh stormwater and engineering compliance with your codes as it relates to the construction of the project. So I'm happy to answer any more questions you may have about the project. Okay. Anyone have any questions of the applicant? I guess not. All right. All right. All right. Again, this has been uh before you guys at the last meeting is actually the third public hearing for this docket between the Board of Zoning Appeals and the Plan Commission for use variants for the duplexes that are permitted in the HC district, special exception for having flood plan on the property, development standards variants for the loss sizes, and now we're here public hearing for the subdivision. Um again as the applicant's engineer mentioned, it is 16 units or eight two-story, two-unit townhomes.
