Were you to up zone this property uh as requested, that commercial zoning would live with the property and it would be there beyond the life of this applicant.

It is the position of neighbors first provide water that this establishment, while we do support it and believe it could be successful, has been improperly steered to an upzoning or a spot upzoning, which is entirely inconsistent with basic land use principles.

I believe the staff should know this.

Uh we have already presented a letter in opposition to explain to the staff and the director that in fact this is a permitted business under the RDO1 or residential district overlay, or as a neighborhood commercial establishment, there is no need to establish a poor precedent by having one piece of property on a corner in this neighborhood upzoned in any respect.

We always oppose unnecessary spot zoning, and it is inconsistent with basic land use principles, and we are flummoxed by the staff's report that there is any need or suggestion that this would be consistent with the use when the neighborhood overlay and neighborhood commercial establishment option are already consistent without upzoning that would be very difficult to change should more a more intensive use be proposed after this has been approved.
