New Orleans City Meeting on Zoning and Subdivision Items - March 10, 2026
The meeting covered several zoning dockets, a subdivision request, and a deferred item. Commissioners discussed compatibility, scale, and broader impacts of proposed developments.
Discussion Items
- Deferral to April 14: A motion was made to defer an item until April 14 to allow additional time for review. The item involves a proposed land building with floor area, parking, and loading space requirements. The project was described as "almost entirely residential" and potentially in conflict with the master plan.
- Zoning Docket 025-26: Discussion focused on building height and setbacks being compatible with surrounding architecture, building scale, and land uses. A commissioner expressed that while the ordinance is a good idea, the next amendment could create larger challenges. The speaker noted that if this were a spot scenario, the commission would likely support it, but the implications extend beyond this single site.
- Zoning Docket 029: This is a similar proposal located next door to the previous site on St. Joseph Street. The project was described as consistent with existing hotels and ancillary uses, compatible with the mixed-use character of the area, and involving a private membership social club with no changes in impact. A commissioner recommended approval, and the motion passed.
- Subdivision SD 018-26: A request to subdivide one lot into two lots to accommodate an existing single-family residence and an accessory structure that currently encroaches on the required setback.
- Long-Awaited Study: A motion regarding a "long awaited study" was made and carried. No further details were provided.

Meeting Transcript
Okay. The motion so the deferral will be until eight. And you said it's almost entirely residential, and that's in conflict with the master plan. I mean, I'm not sure if you're not going to be able to do that. Lake area marina display. Breakwater drive. Um and twenty thank you overlooking by boulevards drive south heritage park. The proposed land building has floor area, line standard parking requirements, loading space requirements and in life staff is the same roll early situations. Um to the April Fourteenth time for the submitted require additional time to review that move on to zoning docket zero twenty-five twenty six. And like building height and setbacks should be compatible with surrounding architecture, building scale and land uses. So with the people, the ordinance is a very good idea. What it's gonna do to the next amendment will will proliferate a bigger challenge. So if this was a spot scenario, I think myself and I can't speak for the rest of the commission, but I think we'll be all in. Um but the implications are beyond this one second. So I feel the same way. Are essentially the same as the existing hotels ancillary uses, which are all compatible with the mixed use character of the immediate surrounding area. Since the social club is private membership only, there would be no changes in impact to the surrounding area. I recommend approval. It passes the county packet. So this is similar to the previous one, it's a good idea. Zoning dock it's zero twenty-nine. This is a again a similar proposal. This one's actually next door to the previous site on St. Joseph Street and C B or an early units. Zero nineteen. Is that right? Okay, oh eighteen twenty-six.
