I'm Jane Walls.

Tonight with me is Michael Morero, Linda Key, Fred Spinowitz from the Department of Development, Kevin Menez, and the Department of Buildings, Joe Golion.

For tonight, our uh we have one adjourned case, uh first case on the agenda is two-2026 application by Nicola Doyle to install illuminated channel letter sign at 20 East Main Street.

Well, thank you.

Um so we resized um, I think switch options.

So we have this some other detail as well.

So you think like between these three types of great, thank you.

So the the first one is the smallest uh option.

I think that was when we went we cut the size um three three quarters, and then it's 24 inch 36, yeah.

This is the second option, and then the original one that we had is this one.

So you're going like from 48 to 36, and was the first one.

And 24.

24, 36.

Yeah, I would put this as well.

Is it is a smaller?

Is already the options code compliant, or do they still need a uh no, they're still all exceed.

Even at the smallest size, yeah.

Oh, okay.

The code would be 18.

But we felt like we were uh similar to the all the other businesses on the street because we're in the car dealership area, and the building is just so large and it's just a blank empty space there.

Um that's why we chose to go a larger sign.

And we kept it simple, the design on uh not flashy or anything, just simple letters.

And then the architect that chose the size of the sign uh.

So he was working with the proportion of the building, yeah.

It's not that we were trying to have the biggest sign and to stand out.

Uh we were just trying to make it aesthetically pleasing.

And the large signs in the neighborhood are single letters as well.

So we kind of stuck with a similar concept to what the car dealerships were doing with their sign.

Joe, do you remember the cut the the size of letters in the car dealerships that are close by?

Uh I mean Honda's across the street.

Theirs are probably around three feet.

Three feet.

Yeah, possibly.

Um then you got Mazda Mazda, you know, came.

I think Mazda came before the board not that long ago because they renovated and took over the next door to Honda.

Um Jeep is technically out of our jurisdiction.

Oh, right, yeah, like we're on the border.

Uh as well as Porsche.

Any thoughts?

Well, I mean, if they are much bigger buildings on the big facade.

Well, I think we could consider them the middle option if if the if if in the adjacent areas, there's their size that size.

Yeah, there's similar similar to that.

I couldn't tell you the exact number.

In proportion to the building.

Do you have the do you want to do Google Street View cap for them?

Yeah, real quick, for sure.

I emailed over um the pictures, but uh the middle option seems I mean it does seem like the smaller one is really lost.

We know that very small considered the middle option, it seems yeah.

I mean the brick is you know over ten feet total on the front of the building, so we trying to see the the adjacent buildings?

Yeah, they just wanted to see some of the all like these over there.

Yeah.

So Honda and Mazda across the street.

Yeah, those big oh you said technically we had no jurisdiction to that one.

It's very large.

The local is very large there.

I think the Honda's right across from us.

Yeah.

Oh it's very large, but what we're seeing is it's in it's consistent with the area.

And again, as Joe mentioned, the buildings are very tall.

So it has a very large expanse, the large letters don't seem to overwhelm.

And we kept it to the letters because that's what the other businesses had.

Just um individual.

So it keeps it attractive.

That was the sign that was previously there that's been taken down now.

So this is the 18-inch the smallest option.

You don't have them all together by any chance.

No, there's three separate files the way they submitted it.

Uh bigger one.

That would be the middle one.

Yeah, this is the middle one here.

When they reference the three feet, that's just the top letters.

And then you have the right.

Then you have a little bit of a space, then you have a box below it.

So it probably takes up an extra foot with the bottom.

Yeah, which was a lot more with the you said that's a ten foot cement top there.

Well, it says 100%.

According to the dimension, it's 138 inches.

Which is more than assuming it's originally 24 feet, so yeah.

Is this the one or no?

Oh, I see.

There it is.

That's it.

So it goes from 18, that's 18 to 36, which is double.

24.

Oh, 23, 36 or 48 for the cushy.

And then the box below uh goes from 7.8 inches to 11.7 to 15 inches on the pick.

I think the middle size seems to work.

The middle size you're probably top to bottom.

Probably about four and a half feet on an eleven and a half foot wall.

The small one, you're probably three and a half feet.

By the time you have the space in the box and the two-foot letter.

Unless we go between the small and the middle.

It's like the small seems small, but the the middle seems still a little bit too big, even though it seems to be a proportion with the building.

Smaller.

Would you be opposed to and in between the small and the medium?

Um I I think the middle side, I mean I do agree with you.

The first one, it was a little large looking at them, but I like the middle one personally, but it's obviously not up to me.

Um I think it looks great for the size of the building, and it's not too, you know, obnoxiously large looking when you're looking at the building.

The thing is also um, we're also thinking of the of the you know requirement, the legal requirement that if if we were to try to be as close to the legal requirement, it would be the smaller one, which would just seem to also work.

It's just the facade of the building, it's just enormous.

That's one of the reasons we went with the large sign.

It's just not an attractive building.

Yeah, the the building bec yeah, the attract and just becomes a side.

Yeah, yes.

That's the building.

Sure.

You're not adding any signage to the windows, correct?

No, nothing.

Okay.

Yeah, that would be our only sign on the building.

Okay.

Yeah, you've tinted them already, because you're required to.

Is the smallest?

Wait a minute.

That's the smallest, I think, yeah.

I mean it's not bad looking.

And the main entrance is the door, right?

The main entrance is in the parking lot to the left.

Oh, it's on the left.

So this, okay.

And there's no sign there.

No.

We weren't planning on putting the colour.

Yeah, so then it makes sense to put it in the middle.

Because if the main entrance were the door, it would put up, you know, over the door button.

So what would a middle ground between these two look like size-wise?

That's the second middle option.

It would be like two windows for it.

Oh, that's so you can see side side by side.

See if you can.

Oh, this is the main.

This is the largest one.

That's the 36, I think.

It looks like the middle one.

And this one as well.

Yeah.

Okay.

Try to be three.

See how I can do this.

So these are the same.

They're the same.

That's the one.

This is it right here?

Yeah.

Zoom out a little bit.

Well, you I'm also looking at it, you know, comparing it to the station wagon below.

You know, to give it scale.

Don't do that.

Well, but the thing is that the smaller one works and it's closer to the to the uh compliant.

It's closer to calling the code.

Exactly.

It looks so small in the building now.

That's uh you have a good point though that it doesn't need to be as big as the SUV.

Yeah.

I think the first one was definitely uh too large when I looked at when I looked at all three options for sure.

Twenty-four inch looks best.

It's not overpowering, yeah.

It still makes a statement.

It will it will work.

I mean you would when uh I mean you see it in three dimensions, it's gonna especially because it's illuminated.

If we ask you to go in between those two, would you have to come back, or can we just do that okay with circulation?

You can do it with a stipulation.

Okay.

Um comes back every month.

Yeah.

Yeah, turn I see all the as long as you're concise, and yeah, if you specify 30 inches, because that's the middle ground between 24.

The middle ground between 18 and 24 would be 21 inches.

Oh, I thought you were saying, No, no, no, between the middle the 24 or the 36 inch letters.

No, you're right.

Between the smaller, oh no, no, I I wouldn't go more.

No, no, no.

I wouldn't go to you were you were suggesting between the small and the middle.

That would be the that if yeah, the eighteen to twenty-four would be twenty-one inches.

Right.

Twenty-one inches.

That yeah, I don't know whether it makes me a happy medium.

Yeah.

That's what I'm suggesting.

Yeah, one foot nine inches.

The eighteen is co-compliant.

Sixteen.

Sixteen is code compliant.

Right.

It's still a lot more.

And I I think that could be because we're kind of like we could see the larger one in proportion to the building, but we also think about the regulation.

Yeah.

And and maybe that could be a happy medium.

Yeah.

I mean that's the same.

That would work too.

Yeah.

Yeah.

Let's do with the stipulation.

Well, the the top letters.

The top letters are 21 inches tall.

And the bottom ones are proportional.

And the bottom in the proportion of the and the bottom ones, the bottom letters are in proportion to the top letters as shown in the other signs.
