Engineering did do the uh their final follow-up inspection, found no defects, and uh deputy director is recommending the full release of the remaining surety in the amount of thirty-seven thousand nine hundred ninety-one dollars and seventy-two cents.

Okay, so this is um development plan review application of uh Walmart Real Estate Business Trust for Assessors Plat 112 lot 112 on 1031 Tenrod Road.

It's in the Wickford Junction um district and also in our groundwater recharge area as well as the scenic overlay district.

The parcel is approximately 12 acres in size, and um the site does have.

Um master plan approval for 150,000 square feet.

Um, and this will be in keeping with that um maximum uh square footage.

This will bring it to about 145,673 square feet with the addition.

Um it is in an A flood zone with a one percent annual chance of flooding.

And I conferred with the building official, and he said that for non-substantial improvements in a post-firm um commercial structure in the A zone.

The only requirement is that the proposed first floor has to be at the same elevation as the existing um elevation of the existing lowest floor of the structure, and no other additional flood proofing will be required.

Um there are wetlands on the site, as you could see on the site plan, they're flagged on there, and they did receive their wetlands approval originally with a master plan, and the all of the work is is outside um the 50-foot uh wetland perimeter.

In terms of their proposal, um there's two different areas where they're proposing an expansion that totaled 2,599 square feet on the eastern side of the structure.

Um, one area is for nine 901 square feet, and the other is 1,700 square feet um where they're converting a portion of the garden center.

Um, and both of these are intended for accommodating the online grocery pickup.

Right now, the pickup area is right in front of the front doors, and they want to shift that down to the eastern end of the building to improve the circulation patterns for pickup and kind of remove the constant crossing back and forth in the lanes of traffic.

So they're trying to improve the um traffic circulation pattern and really just separate that online pickup from the regular customers going in and out.

They didn't need any waivers or relief from the zoning for the proposed expansions.

They're already doing the service at the site now.

They need 292 total parking stalls, and they have many, many, many over that.

Um and regarding TRC comments, the only few comments we had.

One was from Allie Um Sparks, the town engineer, and she noticed that they did have like inlet protection devices shown, which is great.

And if there's any other catch basins on the plan that weren't shown, she'd want those same measures put in for erosion control, and certainly um the typical erosion control measures during construction.

The police did mention um adding additional fire, I mean additional cameras at the new pickup area where there may not be any now for monitoring.
