The Board of Adjustment had conditionally approved the church and parking lot in 2024; the abrogation is needed to finalize the legal description. Staff found no existing infrastructure or utility easements in the right-of-way and determined the abrogation would not adversely impact adjacent properties.
- Board Discussion: A board member asked about boundary clarification. Staff noted the site plan already received conditional approval contingent on this abrogation.

Rezoning - Case ZON 26-0002 (York Properties)
- Staff Presentation: Planner II David Sablan presented the request to rezone 2.04 acres at 619 SE 17th Street from O-1 (Office) to B-2A (Limited Business Commercial). The property houses a pharmacy specialty retail use since 1974. Staff found the rezoning consistent with the low-intensity future land use, compatible with surrounding commercial uses, and no level-of-service issues.
