The Payson Planning and Zoning Commission met on May 5, 2025, at 3:00 p.m. in the Town Hall Council Chambers. Chairman Doug Martin presided, with six commissioners present and one absent. The meeting covered approval of minutes, a single scheduled discussion on a preliminary plat extension, a future agenda request regarding water review processes, and staff information updates.

Opposed, same sign. Unanimous. Okay, we're gonna skip skip uh B. Since this there's no public comments in this. Um C scheduled hearings. Scheduled hearings. Okay, let's go right to D. For discussion today is uh possible action on S twenty two-zero zero four second and final request to extend the preliminary plat for Ponderosa Pines located at six zero nine South Ponderosa Street, Payson, Arizona. Staff report, please. This applicant is requesting their second and their final six-month extension of the approval of their preliminary plot for Ponderosa Pines. The original Ponderosa Pines preliminary plot was approved by the planning and zoning commission on November sixth of 2023. For the town of Payson Unified Development Code, the preliminary plot is a uh approval is valid for twelve months from the date of the commission approval, and then the commission may grant up to two six-month extensions of that approval. At this time, they are working through some final drainage issues on the property and are looking to get that final extension so that they can move forward with their project. Any questions for staff? I got a question. If um if they don't meet the six months, do they have to go through the whole process again? They will have to go back to keys and the whole anchor item. The nice thing about that though is everything had been approved from that point. Um so it will probably be a much quicker process than it was the first time around, but yes, it would officially expire based on town code, and then they would have to start at three o'clock again.
