Like the call to order PBD Planning Board meeting agenda for Thursday, February 5th, 2026 at 7 PM. PBC the Hall Wigan Auditorium 24 Low Street, PBD, Massachusetts. First item on the agenda is the approval of the minutes of the January 15th, 2026 meeting. Mr. Chairman, I move that we accept the minutes from the January 15th, 2026 meeting. Do we have a second? Second that second it. Who did? Jeff. All those in favor? Unanimous. Thank you. Next item on the agenda is A and R Land Court. Map forty-five lot twenty-five, map forty-five lot twenty-six A applicant, attorney John Calti on behalf of Judith F. Daugherty and Alvaro Perez Lopez seeking an endorsement of a plan dated ten twenty-five. Jack. Thank you, Mr. Chairman. As the uh um notice suggests, uh I I represent Judith F. Darty and her daughter, uh, Jessica Peralt. Uh they are the applicants along with Alvaro uh Perez Lopez of uh an AR plan. Uh the uh plan before you is uh intended to uh resolve an encroachment situation. We're not exactly certain that we're going to uh use this plan. Uh the subdivision though uh takes an equal uh sized parcel of land uh from each uh each lot. Uh they intend then to exchange those resolving their uh uh resolving their uh uh issue with respect to the encroachment and then the area the area and frontage uh remains the same uh for uh both of the lots uh uh as it was before. So the frontage is up on uh Winona Street and uh the uh other portions of land where we're dealing, they're not changing our existing uh area and frontage uh purposes of uh when the building permits uh issued to build these lots. We result in the same uh same size lot, and there's no interference with the furniture. I've filed uh MLCs, copies of the deeds, and uh the application uh and the filing fee. Any questions from the board? Hearing none, I'll accept the motion. Mr. Chairman, I would move approval of a A and our plot plan of land and PBD Mass prepared for Judith Doherty and Jessica Peralt at eighty-eight Wynona Street. The plan was prepared by David P. Terranzoni, PLS for Allen Road, PBD Mass. It's parcel C shall be combined with lot two A and parcel B to form one contiguous lot. Parcel D to be combined with lot eight B and parcel A to form one contiguous lot. So moved. Second recommendation for endorsement recommend uh endorsing the plan. Thank you. Mr. Joseph Gagnon.
