The Plan Commission met at 7:00 p.m. on Tuesday, April 7, 2026, in the Village Boardroom at 24401 W. Lockport Street, Plainfield, Illinois. - The resubdivision would divide the existing Lot 7 into Lot 7A on the north (exactly one acre) and Lot 7B on the south. Staff stated this does not change the development previously approved by the Plan Commission and Village Board in May 2025 and recorded in Will County in February 2026.
- The lots conform to the B3 zoning district's minimum lot size of one acre and meet applicable bulk restrictions. Access will not be direct from Route 59; there are two Route 59 access points to the north and south, and access is expected from the east property lines.
- Existing development in the area includes the Woodman's market and a gas station/car wash under construction to the south. No end user is identified yet; the future use will need to be consistent with the Comprehensive Plan (including fast-food/vehicle-oriented uses) and zoning.
- During discussion, a commissioner raised a concern about coordinating the separate access points to avoid back-to-back commercial entrances and suggested considering cross-access agreements. Staff agreed to review access spacing and coordination with the applicant and engineers, noting Lot 7B has a 262-foot frontage along the access drive.

Chairman Menace? Here. And also President X official Kern, X Visual Stockville, Staff Member Jake Morroes, and Steve Broadwell. All right. Thank you for that. The next item on the agenda this evening is the approval of our minutes from our March 18th Plan Commission meeting. Copy of those minutes is attached to your packet. If anyone has any corrections or comments, now would be the time to share them. Otherwise, I would entertain a motion to approve those minutes. Approved minutes. Second. All right. So he's uh he's been on board for about a month, so this is first planning commission meeting the inauguration to uh the village of the planning commission here.
