The Riverton City Planning Commission convened on October 24, 2024, at 6:30 PM at Riverton City Hall. Eincorn Mama, PLZ 24-2031. An application for conditional use home occupation permit to have a cottage bakery in a basement kitchen at a home located at 1984 West, 130 South, and the applicant is Melanie Hanson. I'll turn the time over to staff. Can I say something that I thought we put a provision in here that anything they had to do with food they needed to bring in samples? And I don't see anyone in the audience with food. Yeah, Lisa didn't inform them. I'm totally blaming her because she's not here tonight. Motion to adjourn. Denied, well, staff. All right, thank you. This is for Eincorn Mama. Um this is a home occupation. We haven't done home occupations for a little while. It's fun to be back doing this. Um, and this is a pretty good one to break back in. I think it's pretty low impact. Um the uh you look at the agenda tonight. We have Eincorn Mama and uh Shibity Riz subdivision, which is going to be continued. Uh, somebody in our office was teasing me this week that it sounded like we have like really young, cheap cover bands uh for applicants this week. Uh and uh so can I interrupt? Is there some meeting meaning of Ein Korn Mama? I heard there's something to do with ski skibbity ris, but I don't know what it is. Eincorn's fun. Uh, I had to look it up. It's uh uh German uh and it means ancient or uh single grain, so single corn or ein corn. So it it's not a gen alpha or whatever thing. No, this is ancient stuff, okay. So it's an ancient grain that only has 14 chromosomes instead of 42 chromosomes, like our modern grains, and it is supposed to stop inflammation and has fewer carbs. So it's a health food. Um, and there's some I'm gonna totally misrepresent her product. The applicant's gonna know more about this, but I've got excited. I have a couple daughters who have gluten intolerances, and it's supposed to be good for that. So uh it's a specialty bakery. All right, so this is where we're looking at in Riverton, um, down in a R4R3 zone in a in a built-out neighborhood. This is the street and the lot. You can see there's plenty of parking in that long deep driveway and parking along the frontage. This is the notice that went out and the application. The notice initially um the one that was initially in your packet was the wrong one. We we had previously noted this notice this for October 10th, and then uh or started to. We never sent a notice out, um, but that notice got drugged into the folder for a minute. I replaced it and double-checked the notices were sent correctly, and this is the correct notice. We didn't receive any comments on this from the neighbors. Um she's going to do her work in the basement of the house. Here's the house from Street View. Um there's an existing kitchen in the basement with a walkout basement stairs. She's gonna bake and do her uh food prep down here. There will be uh customers who come on bake days and they will park in the driveway or along the frontage here. She would initially had requested uh up to 16 people.
