The Riverton City Planning Commission met on November 14, 2024, at 6:30 PM at City Hall to conduct five public hearings and associated decisions. The commission recommended approval of one rezone, recommended denial of another, and approved a home occupation, a private school, and a minor subdivision. All votes were unanimous.

This planning and zoning committee meeting is a public meeting. Uh we will start with a pledge of allegiance. And Chris Healy said that he would uh lead us in that. If you would, Chris. And to the Republic for which it stands. One nation under God, indivisible with liberty and justice for all. Thank you, Chris. We can now have a roll call of the commissioners. And let me turn this all on Commissioner Park. Commissioner Keel. Commissioner Rushton. Commissioner Matheson. Commissioner Claff. Commissioner Beck. Commissioner Cannon. Thank you. So again, we open this public meeting. We'd like you to be aware that there will be a point where you will be able to comment if you wish. When that time comes, there'll be a two-minute comment period per person. We ask you to try not to repeat the same thing again and again. You're welcome to stay to the bidder end till however long we stay here, or you can file on out when your the item that you're here for is is done. So we will start with Roberts rezone PLZ 24-4007. An application for rezone of approximately 0.91 acres located at 4191 West, 13400 south from R1, which is residential one-acre lots, to CR regional commercial. The applicant is Jay and Shelly Roberts. We'll turn that to staff to tell us about it. Okay. Uh the Roberts rezone is a good good rezone for me to cut my teeth on. It's fairly straightforward and does not have a lot of hard issues. Sorry, what was that? All right. Is this better? Okay, there we go. Uh Jay and Shelley Roberts are the applicants. They have applied to rezone their property from R1, which is residential one-acre lot, to our CR, which is regional commercial, and they have 0.91 acres, so just under one acre. They are on the south side of 134th South, and they are the last parcel in this group here. You can see their parcels in the red, and there's some yellow parcels to the right of them. They're the last ones in this group to rezone to CR. So that kind of makes them the last holdouts, and now that whole group of parcels, if this rezone is approved, would be similarly zoned. Um let's see that Rose Creek runs along the south of the property. SLR property is bordered them to the west. There's some commercial across the street at the village of South Mountain that you've approved. And let's see, most of the other rezones happened in 2000 and two 2007 and 2008. And the last one was in 2023. So the Roberts property will be the final domino of the fall here. They their property right now is circled in the red. This is just another view of that.
