Riverton City Planning Commission Meeting – May 14, 2026
The Riverton City Planning Commission convened on May 14, 2026, at 6:30 PM at Riverton City Hall to conduct public hearings, decision items, and routine matters. Chair Darren Park presided over the meeting, with Commissioners Crystal Keele, Gary Cannon (absent), Evan Matheson, Shelly Cluff, Monique Beck, and Joe Marzo present. Public Hearings
Majestic Homes Rezone (PLZ-26-4002) – Recommended Denial

Applicant David King plans to combine parcels to build a single-family home, retaining an existing duplex.
- Public Comments: One neighbor supported the project; another expressed concern about a narrow 29-foot-wide road section and blind corner, which staff noted could be addressed by the Traffic Calming Committee.

Dough Re Mi LLC (PLZ-26-2023) – Approved

We're gonna go ahead and get the meeting started. Uh my name is Darren Parker, I'm the commission uh chair for the uh Riverton City Planning Commission. Like to welcome you all out tonight. We're glad to see you here. It's always nice to have uh community involvement. We'll start off our meeting uh with a roll call, starting from my right. Let me get everybody lit up here. All right, Commissioner Matheson. Commissioner Matheson, Commissioner Keel, Commissioner Beck. Commissioner Park, Commissioner Clef. Commissioner Marzo. All right, thank you. Commissioner Cannon is absent tonight, uh, but he did let us know that was going to be the case. Uh we like to start off our meetings with a uh pledge of allegiance, and Commissioner Marzo, can I call on you to lead us in the Pledge of Allegiance tonight? Sorry. I pledged a legend to the flag of the United States of America and to republic which stands. All right. Again, thank you all for being here, and we'll uh dive right into our agenda. This is the public hearings portion of our meeting. We'll start off with item 2A. This is the Majestic Homes rezone. This is PLZ 26-4002 in application to rezone approximately 3.14 acres, located at 13172 South Redwood Road from the neighborhood commercial zone to the RM14 medium density residential zone. And to amend the general plan from medium density residential to high density residential. The applicant is David Larson, or applicants are David Larson and Kevin Gust. At this time, we'll turn it over to staff for a report. All right, thank you. Um sometimes when we have an item that we know we're gonna have a lot of folks out for, we put a uh softball and easy item up first, so we can all get our legs underneath us. Tonight we're just gonna jump. Thanks for doing that this time, Tim earlier. Yeah, yeah. Yeah. So this is the majestic homes rezone. Here's the map of the city. We're located on Redwood Road. Uh I know that's a big surprise for the commission when we talk about rezones in Redwood Road. That seems to be the flavor of the last I don't know, two years. Lots of interest on Redwood Road. Here's the general plan of the zoning map. I put these up just as a reminder that the city has both the general plan or the zoning map tells people what they can do with their property currently under the current laws. The general plan suggests to the public and to the world what the city is willing to uh move property to, or if the property they say, hey, we like where it's at. So for most of our city, the the general plan and the zoning map match.
