Item two A is the Oaker Estates Lot Thirteen Amended.

An amended application for a two-lot subdivision of about zero point five seven acres, located at one twenty-six sixty-six South Gilbert Circle Circle.

The applicant is Blaine Brady, and at this time we'll turn it over to Staffer Report.

Uh the planning commission should be familiar with this.

This is uh the second time you've seen this this time as a subdivision application.

We saw it a little uh in April, I believe, uh, for the private lane authorization.

Then the pl at that time the planning commission approved the private lane for one additional lot here.

This is the zoning map of the city, and you can see the subject property flying in right there near the corner of twenty-seven hundred west and one twenty-six.

As you will recall, this is surrounded by a commercial property on the east, west, and north, and then is accessed by a cul-de-sac with all similar zoning of the R4 zone uh to the south.

We did receive uh one public written public comment uh from the mailers that we sent out, and that was entered into the public record in the share folder that you have that you had access to.

I think this is a dentist's office, and then the landscape which wraps around, and then everything to the south is cul-de-sac and access.

The private lane is 20 feet wide, starts along that uh east property line, follows it around, goes to the north, north is to the right on this drawing, and there's a fire turnaround.

Um, and then a new lot would be created behind the house.

When we do these, we look for to make sure that fire lane is meets fire code, that the lane meets city ordinance, and that the new lot and the old lot meet city standards.

In this case, it does.

Meets the city standards for setback and for lot size, and so they meet the qualifications, they have their engineering done.

Staff from engineering stormwater planning fire and water have looked at this and have approved the plans.

We do need to exchange one more set of plans with him just for some minor red lines, but he if for the most part, uh they are small technical issues.
