This is the Quinn Private Lane, PLZ 26-2038.

This is an application for a conditional use permit for a private lane to provide access for up to three lots located at 1980 West, 13400 south, and the applicant is Dallas Quinn.

The rezone application came before you a few months ago and then was passed on to city council, and it was decided then uh the rezone was put into place.

So they're just following up with the condition use for the private lane.

If the conditional use is approved tonight, they'll come back again one more time for the subdivision approval later.

So this is the area of the city we're looking at.

They're off of 134th in a section of R3 and R4 zoning.

The property is there in the middle.

It looks a little bit like it's subdivided already by the way the fencing is put on the property, but it's not, it's all one parcel.

And the zoning, um, if you recall, the planning commission recommended denial, I believe, and the city council heard it, listened to the neighbors, brought it back another time, and ended up with kind of a split zoning where there's R3 in the rear and R4 in the front to match these existing two lots in this existing lot.

The applicant um is looking at doing a lot in the back and a lot in the front.

Riverton City Planning Commission Meeting – August 27, 2026

The Riverton City Planning Commission met on August 27, 2026, at 6:30 PM at City Hall, 12830 S. Redwood Road. All five commissioners were present.   • Applicant Travis Schmidt (Sage Homes) said they would install a six-foot concrete/composite fence on three sides and hoped to work with neighbors regarding an existing 24-foot ingress-egress easement on the north side for the western property owner.

    • Steven Richons (adjacent property owner west) requested accurate boundaries, fence restoration, and resolution of drainage issues. He noted the easement was needed for his utilities and access.
