The third thing by having apartment that costs more problems by now we're having problems by homeless behind my property.

Uh I think uh we had uh CPAC uh uh and we offered those opportunities beforehand, and uh that was a while ago, and uh there was no one showed up at the moment, and uh we could have addressed all those issues.

As a matter of fact, our design by the county uh design team accounted for all that.

We made all kind of uh design modification to accommodate that, and uh that was kind of uh kind of pre assumed and kind of predicted all these scenarios and uh we incorporated that into the design.

So we can look into the design further to uh kind of uh address uh or look at this issues and uh where how it could be how it got addressed, you know.

We could we could we can we can show that and uh it is something that we had under consideration beforehand, so uh and uh could have been addressed at the same time during the C pack as well.

I I have a couple questions for you if if you don't mind.

Yeah, um, so as I understand it, um this is the property that's um by Marconian 80, uh, right kind of below that uh big billboard sign.

East of uh, yeah, between El Camino and the Marcani on the right uh on the east side of the highway.

And uh as I understand it, uh there was um, I think in the design um proposal to at least uh minimize some of the windows uh to provide some greater privacy.

Um my concern is more for the residents in the or proposed residents or prospective residents I should say um and facing that masonry existing masonry wall as I understand there's a proposed masonry split face wall and I know that there is a homeless encampment there at the uh intersection uh what barriers or what steps is the project um putting in place to kind of uh shield and kind of safeguard the the uh uh prospective residents there from um um those that might uh that don't belong there might wander in uh on uh into the property uh or at least kind of protect the residents uh from from those uh kind of factions there is uh there is a fence proposed along the uh additional layer of fence along the uh west side or the east of the highway again to kind of create a double layer of uh where the issue you say you to uh you mentioned to address that and uh uh we are uh working in collaboration with Caltrans as well that to take that into consideration it's not only homeless but there's a power outlet there as well that needs to be addressed so we're not at that point but we're in collaboration working in coordinate with Caltrans and uh there is a particular spot that really dangerous for everyone so yes we're in coordination with culturance and we were planning uh additional layer of fence and uh also the landscaping is sort of it took into consideration as far as the the sun or protection the noise coming from the west side so that the landscaping uh design kind of accounted for that as well so uh this is a pretty mediated design and we spend a whole lot of time putting this thing together yeah yeah I understand it's a it's a underdeveloped uh underutilized and and challenging parcel um very concerned about making sure that there's adequate foliage in planters uh kind of shielding creating some sort of sound barrier or um and even visual barrier to the uh the masonry wall uh along the 80 there um I as I understand it there's um at least the perimeter landscaping there's a kind of increase of foot on center for the planters from 30 to 58 feet is there a reason or rationale for that uh um for that uh deviation uh the the division is uh you know this is for the business district that was the the standard is uh is uh I believe uh you can uh always step in uh uh show uh the original design or the original is for a business but uh uh now since we're changing into multifamily definitely the design changed the the division so that's why we're just uh asking for division with our really fully uh requesting the change of zoning just dividing it to fit the multifamily as okay and then last question before I um hand it off to my colleagues here uh the windows because it's uh the close proximity to the freeway there um are their considerations of um upgrading the windows uh to better soundproof uh for the residents since you are looking at a three stories which obviously is gonna exceed the the height of that barrier uh yeah yeah it's uh it's a three story uh by the way I just want to point out as well uh the the part of the building that falls toward the single residential is downsized to two stories the that is a part of taking into consideration the residential and the visibility also there are uh uh long trees along the fence literally uh creating that blockage and give creating privacy for that we took a lot of uh consideration into this design uh for that single family as well as we we had the noise study as well and uh uh the distance from the highway somehow uh uh studied by the uh we have a consultant that studied and uh you're right um the windows we're considering the walled materials we're considering account for the the noise and the sun.

Uh so as I understand it, the the uh the buildings that are proposed to be three stories, those are going to be on the east side of the property closest to the existing uh single story family homes.
