I will start with property first property.
Uh structure located at 335 Inez Avenue in Council District 5.
Was demolished on March the 4th of 2026 due to a fire that did occur on February 25th of 2026.
Pursuant to Chapter 6-175.
No further action is needed by the board at this time.
This was the main and the accessory structure.
And there are before and after photos.
Next structure located at 427 Frio City Road was demolished as an emergency on March the 6th of 2026 due to an extensive fire, which did occur on February 27th.
Pursuant to Chapter 6-175, no further action is needed by the board at this time.
This property does reside in Council District 5.
This was the main structure only.
Pursuant to Chapter 6-175.

Structure located at 405 Frio City Road.
The main structure, this is in Council District 5, was demolished as an emergency on March 21st of 2026 due to an extensive fire which occurred on March the 18th of 2026.

This structure accessory structure was demolished on March 24th, 21st of 2026, due to a fire, which occurred on February 21st.

This was demolished as an emergency on March the 23rd of 2026.

Yes, and I don't have the details of what the fire, the cause of those fires were.
The days were certain.
I think the one on 427 was on uh 227, the one on 405 was on 318, so that distance was a bit, um, but I don't have those those report details.

First item is going to be 6254 West Commerce Street.
Good morning, board.
Good morning.
For the record, my name is Crystal Town, Dangerous Premise Officer for the City of San Antonio Development Services Department.
The structure being presented today is located is located at 6254 West Commerce Street with a recommendation for demolition in accordance with City Code Article 8, Chapter 6, 160.
The first this is the first time 6254 West Commer Street is being presented before the board.
Please note on September 9th of 2025 and February 3rd of 2026.
A dangerous assessment response team inspection was conducted.
The inspection is a collaborated inspection with a variety of city departments that included the San Antonio Police Department.
The legal description is NCB 12324, block 5, lot 3, located in City Council District 6.
The owner on record is Vasquez Natividad S with a mailing address of 6254 West Commerce Street, San Antonio, Texas, 78237.
The owner is not present today.

The Office of Historic Preservation confirmed on March 4th, 2026.
The property is not eligible for historic designation.
An original inspection regarding 6254 West Commerce Street was conducted on September 8th of 2025.
On March 20th of 2026, the notice for the BSB hearing was posted at 6254 West Commerce Street.
On March 1 March 19th, 2026, the notice for the BSB hearing was mailed to Natividad S.
Vasquez.
The certified receipt was not returned.
On September 9th, 2025 and February 3rd, 2026, an administrative warrant was executed to obtain photographs of the structure.
No scope of work or financial proof or letter of credit or engineers report has been provided.
No permits have been obtained.
A notice to vacate was posted on the property on February 19th of 2026.
This is the front elevation of the structure taken on February 3rd of 2026.
The fascia boards lack weather protection, and the roof covering is worn.
Multiple areas, the siding has been removed.
So here is a view of a water leak.
In the kitchen sink, they do not have a proper plumbing, so they have a PVC pipe connected to the sink, so when they use it, the water discharges into the rear property.
This is going to be the left elevation of the structure.
Multiple windows are boarded up and the overhang is rotted.
So this is going into the front door, and this was taken on September 9th of 2025.
There are large cracks in the foundation.
The foundation is exposed due to no floor covering.
The sheetrock is just taped on.
So this was taken on September 9th of 2025.
This is the kitchen area going to the rear property.
There are plastic tarps placed over the ceiling to keep the elements out.
This is February 3rd of 2026.
Again, work has been done to the sheetrock and to the wall system.
However, there have been no permits obtained to correct any issues that may have caused the rot or the damage to the sheetrock.
And this is a closer view of the plumbing fixtures that they have added, the PVC pipe due to improper plumbing.
So on February 3rd of 2026, this is the hallway bathroom.
The plumbing fixtures are removed, and there are plastic tarps placed to keep water from spreading.
This is a closer view of the decking.
It is exposed and it does have water damage.
Again, February 3rd of 2026.
This is one of the bedrooms going off the hallway.
The sheetrock of the ceiling is taped, but it is the texture is cracked, and it does show the sheetrock is starting to detach along with large amount of items posing an egress hazard.
It's a danger to the first responders along with the occupants.
This was taken on September 9th of 2025.
This is another bedroom in the in the structure.
There is an egress issue again, posing a hazard to first responders or the occupants.
They have tape trying to keep the remaining sheetrock in place.
So this was taken on February 3rd of 2026.
That same bedroom.
They do have an American flag as well covering the ceiling to try to keep the elements out.
So on September, in September on the Dart, this was one of the pieces of evidence found at the property.
And here is another piece of evidence found at the property on September 9th.
And this was the evidence found on the Dart in February.
Which any building or structure which has any or all of the conditions or defects here and after described shall be deemed to be a dangerous building and a hazard to public health, safety, and welfare, provided that such conditions of defects of dilapidation, subsistence, or unfitness for human habitation pose a threat or potential threat to life, health, property, or human safety.
And under City Code Article 8, Chapter 6, 160, under authority of Texas Local Government Code Section 214.001, sub chapter A, dangerous structures upon hearing a building or structure shall be ordered, demolished, vacated, secured, or repaired, and or its occupants relocated if found to be dilapidated, substandard, or unfit for human habitation, and a hazard to the public health, safety and welfare, or regardless of its structural condition, but having been subject to repeated criminal enforcement efforts, unoccupied by its owners, leasees, or other invitees.
The building is unsecured from unauthorized entry to the extent that it could be entered or used by vagrants or other invited persons as a place of harborage, or could be entered or used by children.
Ordinance number 85915 and 24-17-97.
Staff recommends demolition and for the structure to be vacated.

Good morning.
I'm Officer Anthony Pena.
I'm uh currently assigned to the uh West Patrol uh safe unit.
Uh been a part of the unit since uh 2023.
Been on the department for about 16 years.
I'm here to talk about CC 254 West Commerce.
Um back in October of 24.
Uh we actually executed a uh Dart warrant um on the neighboring houses at uh and that's at that time it's the first time that we kind of noticed 6254.
Um the owner of these properties uh at the neighboring houses uh quickly took control of the properties after we darted it, and during that time, uh while fixing the property, the owner continued to have issues with death and trespassing.
Um so she placed she placed a camera system uh with the placement of the cameras, she was able to provide our office with video footage of hand-to-hand drug transactions, um, vehicle stopping, um, obviously foot traffic coming and going from the from the house, um, as well as obviously they were there to monitor her house so she can see the trespassers actually going on her property, uh parking vehicles on in her driveway so they can go next door, stand by there for a couple minutes, and then uh and then leave.
In May of 24, um a previous tenant of that uh house of the neighboring house um was visiting over at 6254 West Commerce.
Well, at that location, he was assaulted by individuals living at 6254.
Uh police uh were called for an assault in progress, spoke to that victim.
Um he had visible injuries, uh witnesses, you know, advised that hey, the uh this individual was assaulted by you know persons from uh 6254 West Commerce.
However, unfortunately, um the victim was very uncooperative, didn't want to speak to police.
Um in August of 25, uh officers uh just so happened to be, you know, driving by the um the house at 6254, and they observed a stolen vehicle.
Um during that time, uh two persons were detained um from the vehicle.
Uh during that that detention, one of the suspects actually uh decided that they wanted to swallow heroin uh and openly admitted it to officers that she did swallow heroin.
Um that was handled, you know, accordingly, as far as you know what you know she was taken care of as far as medical and arrests were made that day.
So as Officer Town stated in September of 25, a Dart warrant was executed uh while clearing that home.
Um we found uh drugs in the restroom.
Prior to clear prior to trying to get everybody out of the house, it took a little while.
Um it took several minutes for people to actually you know exit the home.
Once we went in, that's when we discovered the drugs, however, they were just they were discovered in the restroom where they were trying to be, where they try to discard um flushed, you know, what we presume to be meth down the toilet.
The uh marijuana was found in the trash can.
Uh two persons were arrested on that day.
One uh had outstanding warrants, the other was on the drug possession and warrants as well.
In October of 25, our uh SAPD gun unit uh arrested a resident on a standing warrants for firearms related charge.
Um he also had a parole violation.
Um during that time, uh they were able to obtain a search warrant uh of that house and narcotics rob uh were also found.
Um November of 25 uh Dart warrant was executed at a separate address, 115 also.
I bring that address in because these addresses are all kind of tied together.
Um previously spoken about this address um during our last uh I believe it was our last meeting here for the BSB.
Uh during the executions of that DART warrant.
Um narcotics were located.
Uh six persons were arrested, and that's where CPS was called.
Uh the father um actually resides at 115 Alsib and his sons reside at 6254 West Commerce.
In January of 26, myself and officer Herrera made a traffic stop uh after observing a vehicle leaving the the home 6254.
Upon contact with the driver and passenger, the passenger was found to have uh purposely dropped uh methamphetamine in the back seat.
The meth was located and the passenger was arrested for for the possession.
Uh the driver was cited for his uh traffic violations.
In February of 26, a second Dart warrant was executed at 6254 West Commerce.
Uh while clearing the home, um the methamphetamine was discovered on a bedroom floor.
Uh once we discovered that covert detectives were contacted and uh a search warrant was executed.
During that that was the one of the final pictures that was that was put up.
Um during that the execution of that search warrant, over 70 grams worth of meth and 30 grams of heroin uh were found hidden throughout the bedroom.
Uh the drugs were discovered uh in small plastic baggies, obviously, as we saw, and that's kind of common for to be sold and distributed throughout the uh you know for individual usage.
Um the person occupying that bedroom was arrested.
Another person in the home was found to be in possession of the same two narcotics, however, it was on the you know personal the usage scale, um which was less less than a gram.
She was also arrested that day.
In February of 26, uh a call for service was made to the home regarding a theft.
Uh the complainant stated that they had lost some earbuds and they tracked them to the house.
Uh officers were able to locate the earbuds after contacting persons within 6254 West Commerce.
The earbuds were returned, um, and the victim at that point because they got their earbuds back, didn't want to follow through with any charges.
The home is in is about a thousand feet of two schools.
Uh you have one elementary school, uh, Linda B.
Johnson, and then on the opposite side, you have uh an idea school.
I believe it's idea Burke.
I'm not too familiar, but it's an idea school.

A thousand feet of a school.
Multiple houses on the same block.
Yes, sir.
Is that a high traffic area for children?
Yes, sir.
The school is elementary or the the uh it's an elementary school, and then the idea schools go up to I I'm not too familiar with them, but I'm pretty sure they go up to high school.
So that's a high traffic area for children to go to and from school.
Yes, sir.
And the people you deal with, you've dealt with at multiple houses, not just at one house.
Yes, sir.
It's kind of the same individuals that are kind of frequent.
That's why I brought up the separate addresses.
They all kind of they all kind of tied together with the same persons that were coming across.
And these are also related to other areas where they just go from one house over to these houses, correct?
They just kind of move along to the next, unfortunately, to the next uh what they look as opportunity.
And the owners of this property are part of the problem.
We haven't had any owner, we haven't had made contact with the owner, owner himself.
Um however, the occupants of that property that kind of claim ownership, uh, yes, they are the problem.
So the claimed owners, not the owner, but the right.
So the claimed owners, not the owner, but the right we like I said, we haven't made any contact with actual the actual owners, but the residents that are there for clarification, excuse me, the off the property owner is deceased, the daughter is living there.
But she's still not technically the owner because she's right.
So it's the claim owner, so an heir would be the owner.
So this is an ongoing process every week.
This is yes, this this house right here is an ongoing issue.
History, how long do you have it back?
I know Dart is two plus years.
Uh the history that I have here.
Um let's see.
I don't have the current history.
Uh I have it to where um up until last year, and it's we're into the teens worth of calls calls for search about 15 calls for service.
Uh, but like I said, I don't have up to date, so things that have you know uh some of the items that I talked about, I don't have that call history, obviously because they happen within 26.
I have all the way back to 25.
Um, so I don't have a an actual total number.
And then that doesn't include the calls that you know, obviously traffic stops that officers have made because they make their traffic stop at you know whatever block number they're on.
They're not going to use they may reference it in their reports where they came from, but they're not going to use the the actual physical address where the incident initially started per se.
But this just didn't happen in two years.
This has been an ongoing problem.
Oh, this has been an ongoing problem.
So all this time the kids are exposed to that whole area in there.

And it is the violations pose a threat, potential threat to life, health, safety, or property.
I move that the property be demolished within 30 days, vacated, uh secured, and all utilities cut.
The motion is the property located at 6254 West Commerce is a public nuisance for City Code Chapter 6, Article 8, Section 6-157.
It is not feasible to be repaired at this time, and it's in violation of City Code Chapter 6, Article 8, Section 6-156, subcodes 1, 2, 8, 11, 12, 15, 17, and 18, that the property should be demolished in 30 days, should be vacated, should be secured, and the utilities cut for the property.

For the record, my name is Jaime Hassel, dangerous premises officer for the City of San Antonio Development Services Department.
The structure being presented today is located at 806 South Sandadio Avenue with a recommendation for demolition in accordance with City Code Article 8, Chapter 6.
This is the first time this property is being heard before this board.
The legal description is NCB 8979, block 11, lot west, 86.65 feet of 34 and 5, located in City Council District 5.
The owner on record is Park Place, Texas LLC with a mailing address of PO box 573036, Houston, Texas, 77257.
All notices of hearing were properly issued as required.
The owner on record is not present today.

As of April 2nd, 2026, contact has been made with the following representatives.

The following is a timeline of events regarding the notification process.
The first inspection regarding 806 South Sandario was conducted August 27, 2024.
The original notice was mailed on August 29th, 2024, and the certified receipt was returned.
On September 17, 2024, a pre-board conference was held at 1901 South Alamo.
No owner or interested party attended.
On April 28th, 2025, notification was received that the property had submitted registration packet for the vacant building program, and contact information was provided for the representatives.
On April 30th, 2025, contact was made with Constance Baker via phone and email with a copy of the original notice and a BSB packet provided.
On May 16, 2025, a follow-up email was submitted regarding the violations occurring at the property.
On August 11th, 2025, the vacant building program notified representatives of the property that of the current condition and permit information was also provided.
On August 14th, 2025, an email was sent to the representatives with another copy of the original notice included, photos of the current condition of the property as of that date, and information for the SAPD safe officer.
On August 6, 2020 2025, representatives emailed DSD stating the property maintenance was being conducted and securings were being scheduled, and that they were working on a scope of work to be submitted.
On September 4th, 2025, the representatives were informed that the property had been cut and cleaned, but the structure remained unsecured against unauthorized entry.
On September 29th, 2025, the representatives stated that the structure had been secured.
On January 23rd, 2026, the representatives were notified of the property condition and that the structure was unsecured again.
A property maintenance placard has been posted on this property on the following dates.
September of 2022, August of 2023, December of 2023, April 2025, and January of 2026.
On March 19, 2026, the notice for the BSB hearing was mailed to the owner.
And on March 20th, 2026, the notice for the BSB hearing was posted at 806 South Sandadium.
As of April 2nd, no scope.
April 2nd, 2026, no scope of work or financial proof or letter of credit or engineers report has been provided, and there are no active permits on file.
The photos that are going to be provided for today's presentation were taken on March 4th and 30th of 2026.
This photo is the current condition of the property.
Property owners have since uh repaired one of the gates that were that had been removed.
They've added a sign and they've secured the structure.
This is the right elevation.
Uh scene, you can see that there is uh windows have been secured, but there is damage to the siding.
There is damage to the overhang, there is rotting and shingles that are detaching.
This is a left elevation of the structure.
Here you can see that there is damage to the skirting, uh, missing skirting.
There is lacking weather protection, and some of the siding has fallen, exposing the uh original wood siding.
This is the front elevation of the of the four of the property.
Uh, here you can see the status of the property before they secure the windows on the left-hand side were open and unsecured.
Uh, there is some items showing that evidence of vagrants.
There is a sag to the roof line and the shingles are deteriorating.
This is a rear elevation of the structure.
Here you can see more damage to the skirting, exposed interior wood members.
There is rotted wood members exposed.
There is damage to the siding, missing siding, and broken windows.
And this is a close-up on the left elevation going in through the rear door.
Here you can see more damage to the foundation, missing uh skirting and exposed wood members.
Uh going into the structure here you can see there's uh large uh evidence of vagrants.
There is graffiti on the walls, and the walking surface was uneven to walk on.
Uh looking towards the exterior where that we entered, you can see damage to the roof line and the missing uh dry wall.
Uh going it further into the structure, more evidence that there has been vagrants into the property.
There is damage to the floor covering.
Uh moving further towards the kitchen area.
Here some of the floor curving has been removed.
It is separating from the decking, and more evidence that there has been uh vagrants coming in.
Looking towards the left elevation here in the kitchen, you can see that there is a small hole present uh under the sink where natural light is entering.
Uh, this here is the front room of the structure where the window, the front window is unsecured.
There is damage to the window framing.
Um, and there is um thank you.
Uh looking towards the rear here, you can see that there is a section of the drywall that has been removed that isn't exposed between the two studs, um, and there is damage to that door framing as well.
Uh this is the front room on the right hand elevation here.
The drywall is missing.
There is uh damage to the subfloor and the floor covering that is separating.
Uh looking up into this uh ceiling, you can see that there is damage to the ceiling drywall.
There is water uh damage present and there is a hole present in this area.
Uh walking towards the rear of the structure, more damage to the subflooring and the separating uh floor covering.
Uh looking into the bathroom area, there's still uh damage to the subflooring and uh to the floor covering, and there is evidence that this uh facility is still being used.
This is the rear room on the right hand side.
Here is uh evidence of vagrants that are using the structure.
There is damage to the window framings on the left hand side of this photo, that window frame, there is natural light that is entering where it's separating from the structure.
And here's a close-up of that area with the broken windows and the natural light that is entering the structure.
And here is a picture of the windows that were uh shown in the first second photo.
Uh, there is natural light entering where this window framing is separating.
The structure to recap, the structures located at 806 South Sandario Avenue is in violation of City Code Article 8, Chapter 6, 156, subsections 1, 2, 5, 7, 8, 11, 12, 15, 17, and 18 for the main, in which any building or structure which has any or all of the conditions or defects here and after described shall be deemed to be a dangerous building and a hazard to public health, safety, and welfare, provided that such conditions of defects of dilapidation, substandardness, or unfitness for human habitation, post a threat or potential threat to life health, property, or human safety.
Staff recommends demolition.

Um you mentioned that a the owners at one point had registered it into the vacant property program with the city.
Yes, sir.
And then what did anything did anything come of that?
Did that is that just a registry that nobody's living there?
Help me understand if they took proactive steps after then registering that.
Uh they have not.
So myself and uh representative from the vacant building program have reached out to the owners having the are attempting to get them to repair the structure to secure it.
Um, as you heard, we had to multiple times reach out to them to do um just the bare minimums on the property.

Um currently assigned to the uh West Patrol uh Safe Safe Unit and been a part of the unit for the last three years and been on the department for the last six almost sixteen.
Here to talk on I'll be a little more brief on this one.
Um here to talk about 806 Oscindario.
Uh as stated, I started the safe unit in 2023.
And since then that house has been kind of a current reoccurring problem.
Um that's just since I got there.
So it's probably been obviously it's been in that that condition, vacated, vacant, uh, since I um since I got to the unit.
So it's probably been that way for quite some time now.
Uh during my encounters at the at the house, um, I've come across vagrants there who actually try to claim ownership of the house just because it was vacant and unsecured.
Uh one of the times that I made it out there, uh actually made an arrest because I was actually make able to make contact with somebody from this Houston-based um company that you know owned the house.
So they did I was able to get um some sort of or criminal trespass affidavit signed.
However, uh they just did not they never kept in contact over the over the three years that I was in, you know, contact with them, uh reached out to Officer Hasso, and we were able to kind of, you know, he did a lot more of the legwork as far as keeping in contact with this with his company out of Houston.
But it just seemed like they would listen and then let everything fall off to the to the wayside.
Uh the house definitely, you know, stayed unsecured.
Kind of obviously we saw in some of the pictures kind of boarded up, but not really.
So neighbors would constantly call our office, constantly call police because of the trespassers of vagrants that were on the property.
One of the other times I made it out to the property, um, there was a dog that was just kind of tied up to the chain link fence.
And my partner and I were like, well, there's nobody here.
So got ACS involved, uh, got the dog to ACS, so obviously better just better care for the dog.
Uh throughout the throughout the house, around the house, um, definitely drug paraphernalia, syringes left around, stuff like that.
That's common for you know vagrants to use because they feel that they have a place to hide or even stay because there's no ownership.
There's nobody that's taking taking control of the property.
It's unfortunate, but again, that's some we've you know, unfortunately had to deal with uh the neighbors have had to deal with over the last, like I said, three years.

I currently represent Central Safe.
So I've been at Safe for about since 2019.
And I've been on the department for 15 years.
So 31 34 Kalima.
That one is stemming from a property that got demoed years ago.
So those people had thirty 3229 69 Kolima.
That house got demoed.
All those people moved to this property.
And it's the same issue.
I did the research.
There's a bunch of calls for service.
It ranged from overdose to family disturbances, woefer check, uh, shots fired, um, death.
There's a death report that they've tracked their phone to that property, uh fights, gun involved, assaults in progress.
And that's what led up to the Dart.
So when we did the DART, there's we did detain about roughly eight people there.
Um course, no one knew the owner.
Uh they all claim they just hang out there, just uh is obviously they're just there just to use drugs.
Um course the property was uh littered with uh paraphernalia all over the property.
We did find uh cocaine and heroin.
Um no one had it on their person, so we couldn't put on anything, so we just put it in the property room.
So after that, um I did do patrol buys that check on the property.
Um there's more calls for service after that um disturbances.
There's a they actually got back into the property at 10 325.
Uh officers went out there for a disturbance.
They ended up tasing the individual there on property.
Um more calls for homeless.
There's uh suspicious people, shots fired.
Um every time I go out there, the neighbors are always the the neighbors are um elderly, and they're they don't call police, they call district five, and district five calls me.
And I call them, I talk to them, please call me.
They're just you know elderly, they don't really want to call police.
They rather call district five.
Um their main concern is like they do see a lot of foot traffic at night, um, even though it's secured.
Uh I noticed that the property is secured, but on the back, the board they're they're able to pull it enough to squeeze by.
And I actually contacted an individual inside and like, how did you get in there?
Oh, I just I just pull it enough and I slip through the side.
Um the last time I went in there, um there was burnt, uh, I guess they're burning stuff just to keep warm or just cook anything.
And the neighbors are concerned about that.
Um they're scared that if it catches on fire, it's close enough to burn their property.
And it's a nuisance out there.
Um nine times out of ten people I contact out there just walking around.
I I tell them where do you stay?
Like, oh, I stay at the triangle lot.
That's what is known as it has a weird property, it's a triangle shape, and I already know what that is.
They they stay at that property.
Um time I taught I contacted a female there, I'm like, what are you doing here?
Uh she's like, Oh, I'm just looking for syringes too.
I can uh exchange them out.
So there is still currently people using narcotics there.
They every time I go back there, there's a lot of trash on the backside.
I know those pictures are from March 1st, but recently it there's still trash all over the property.
There's still paraphernalia out there.
Uh there is a church down the street, uh, roads middle school, Jubilee, and uh Rodriguez.
And I've been out there during the mornings or even after school.
Uh there is kids walking around.
Uh I actually contacted the roads campus officer.
He does drive through there too, because he knows about the area.
So it's it's in within uh that thousand feet.

For the record, my name is Sergio Quintania, dangerous premises officer for the City of San Antonio, Development Services Department.
The structure being presented today is located at 1206 Cantrell Drive with the recommendation for demolition in accordance with City Code Article 8, Chapter 6.
This case is the first time being heard before the board.
The legal description is NCB 9395, block 124, lot 9, located in City Council District 3.
The owner on record is Garcia Willie with a mailing address of 1206 Cantrell Drive.
All notices of hearing were properly were properly issued as required.
The owner on record is not present today.
Does a board wish to proceed?

No phone numbers were found, nor have I spoken with the owner.
The Office of Historic Preservation has confirmed on April the 18th of 2025.
The property is not eligible for historic designation.
The following is a timeline of events regarding the notification process.
The first inspection regarding 1206 Cantrell Drive was conducted on November the 7th of 2024.
Original notice was mailed on November the 13th of 2024, and the certified receipt was not returned.
Uh was returned unclaimed on November the 19th of 2024.
On May 6th, 2025, a conference meeting was scheduled to discuss 1206 CanCell Drive.
No owner or representative attended.
On March 30th, 2026, the notice for the BSB hearing was uh posted at 1206 Canchell Drive.
On March 19th of 2026, the notice for the BSB hearing was mailed to the owner, and the certified receipt has not been returned.
No scope of work or financial proof or letter of credit or engineers report has been provided.
As of April 1st of 2026, there are no permits on file for 1206 Cantrell Drive.
The photos that are being provided for today's presentation were taken on March the 2nd of 2026 and March the 30th of 2026.
The first photo is of the front elevation showing a fire damage single story residential structure built in 1955 with a post and beam foundation transite siding and cross-gable roof system.
From this photo, you can see the damaged siding and boarded up broken windows.
The roof and overhang and facial boards are weathered, worn, and lacking weather protection.
The next photo is of the left elevation where you can see more damaged siding, and you can also see the deteriorated overhang.
The following photo is of the right elevation where the fire damage is visible.
The skirting is missing, exposing the foundation to the elements.
Charring is visible on all the major components.
The beam is visibly broken, and the post is no longer bearing the weight of the structure properly.
The following photo is of the rear and left elevation, where you can see the skirting is missing as well.
In some areas, the exposing the foundation and to the elements.
The rear steps are detaching.
The siding is damaged and lacking weather protection, and the overhang and facial boards are worn as well.
My next photo is of my entry into the structure from the front elevation.
And the following photo is of the view of the inside.
Once inside, you can see signs of vagrance is visible.
There was trash and debris scattered throughout the structure.
The next photos of the ceiling in the living room where the sheetrock was damaged and missing, exposing the roof, wood members, and electrical wiring.
And the following photo is a hallway which leads to the rest of the home.
There's a bedroom to the left, and then there's going to be the kitchen to the right and the remaining bedrooms, but the door straight ahead is the restroom, which is my next photo.
Here you can see the tub is missing and the wood decking is exposed.
Water damage can be seen along the bottom of the sheetrock and the flooring.
There was also trash and debris scattered throughout.
My next photo is of the bedroom to the left of the restroom, which was obviously vandalized by vagrants and full of trash and debris.
From there, my following photo is the hallway leading back to the right side of the home.
Once again, damage siding is visible along with scattered trash and debris.
The next photo is of the bedroom to the front right side of the home, which is full of trash and debris as well.
Sheetrock is damaged on the walls and ceiling, exposing the wood members.
The following photo shows a syringe on the floor next to the bed.
You can also see that the protective covering is missing.
The syringe is obvious signs of uh vagrance and illegal activity.
From there, we're going to be going into the uh to the kitchen and the remaining rooms.
The kitchen was was uh damaged and the sheetrock is missing with from both the walls and ceiling.
Fire damage can be seen on the right wall.
Uh when walking through the kitchen, I would I could feel the floor was sloping, so I placed the level on the floor, uh, which is my next photo.
And my following photo is uh shows the bubble on the level all the way to the right, showing how unlevel the floor is.
The next photo is of the fire damage wall on the next room to the kitchen.
Uh this was also full of trash and debris.
Sheetrock was missing from both the wall and ceiling.
Charred wood members are visible, and natural light can be seen entering the structure, exposing the interior to the elements.
The next photo is of the last room in the house, uh, which is a small storage room full of debris.
Uh the wood members on the walls and ceiling are exposed, and natural light can be seen entering the room.
From there we go outside to the accessory structure, which is my next photo.
Uh here you can see the remnants of a detached garage, which consists of a vandalized deteriorated rear wall and weathered and warped post.
We abated this property on Monday, so vagrants normally cover that those posts with tarps and pallets and use it as a shelter.
So that's why it looks like it doesn't really look like a structure at this time.
Uh and my final photo is on of the rear uh wall showing more deteriorated wood members and rusted corrugated metal.
This is a single-story residential structure and accessory structure in neglected condition.
The main structure sustained fire damage and is in serious decline.
The foundation was affected by the fire along with the siding and roof.
Trash and debris are scattered throughout, and vagrants continue to enter.
The remaining wall and post of the accessory structure are weathered, deteriorated, and vagrants continue to use it as a shelter.
To recap, the structure located at 1206 Cancellar Drive are in violation of City Code Article 8, Chapter 6-156.
Subsections for the main are one, two, five, seven, eight, eleven, twelve, fifteen, seventeen, and eighteen.
Subsections for the accessory are five, seven, eight, eleven, twelve, fifteen, seventeen, and eighteen, in which any building or structure which has any or all of the conditions or defects here and after described shall be deemed to be a dangerous building and a hazard to public health, safety, and welfare, provided that such conditions of defects of dilapidation, substandardness, or unfitness for human habitation, pose a threat or potential threat to life, health, property, or human safety.
Staff recommends demolition.
