Is a request for approval of a resolution amending the Guadalupe West Side Community Plan from low density residential to high density mixed use, located at 2814 Vera Cruz Street.

Grady Brady Gardens Community Organization is opposed, and the El Charo Neighborhood Association did not provide a response.

So the proposed plan amendment from low density residential to high density mixed use is requested to rezone the property from R4 to IDZ 3 with um with uses permitted for three dwelling units.

Is not consistent with the surrounding properties.

The subject property is only 1800 1,875 square feet, which is inconsistent with the requirements for high density mixed use category.

The requested designation permits a level of intensity that cannot be harmoniously integrated into single family residential block.

The proposal to place three dwelling units on a lot of that size would represent a density shift that is better suited for transitional areas closer to commercial hubs rather than interior of low density neighborhood.

And I just wanted to uh clear something up a little bit.

So we originally had uh come forth in trying to get four units, which would be a total of two metal containers only.

Um we've reduced it uh to three units, and you can see there um so from this point to this point is one metal container, and this point to that point is another metal container.

Each metal container is eight by forty.

So this would be one unit here, this area would be one unit here.

We would take the middle out and make it a little bit bigger unit, and this would be the third unit.

Um this is only 160 square feet of living space.

This is 320 because it combines two, and this is another 160.

So I know that it says multifamily and high density, but we're really only talking about two containers, three units of a total of six hundred and forty square feet.

Um we do have the parking necessary to qualify under IDZ 3, and uh, you know, we're hoping that you can look favorable upon this.

We're not trying to make this look industrial or anything.

Uh and I'm not this is just for an artist rendition here, but you know, we do plan to dress them up, paint them nicely, put some nice doors, put some veneer on it just uh to make it look uh very appealing uh inside and out.

Um so um I I'm actually looking at uh West SAT X Living Brochure right now, and some of the um benefits that you list or your your company lists in the brochure is that these uh units represent affordable living.

Well, we're gonna um as you know that area, most of these areas do require some are I shouldn't say require but are uh in need of some affordable housing uh considering what's in there.

We're looking at um based on square footage in in the area, but we're probably looking at about $600 a month uh for the units.

So that's still that's around four dollars a square foot.

I think the average re rental rate is right around a dollar, maybe a little over a dollar in San Antonio, but you know, we couldn't make the numbers work.

I wouldn't say it'd be very kind of a like uh I always compare it to like a dorm room almost.

You know, it's a little kitchenette, small counter, uh little kitchen area, bathroom, uh equipped with shower, commode, and then just the rest of the space is kind of a living space, you know, maybe small bed, a futon, that type of deal would be uh you know one to two people could live there probably just one somebody's single somebody just needs a place okay that type of deal thank you yes sir will this be short term or long term rentals long term thank you yes sir I don't have any further questions is there any other discussion I have one what is the plan for the parking we have adequate parking um so there's three units IDC 3 requires 50% of that and we have uh two two parking spaces there you have three units but you have two parking spaces yes ma'am right there all this is the parking here and then IDZ3 we're required 50 percent make a motion to approve second are you done Commissioner Mallet or do you have further questions you're thinking Commissioner Walliston are you do you have further questions?
