Council to consider action on the second reading of the ordinance adding permitted uses to the OP office and professional district in chapter 25, Article 3. An ordinance of the city of Scottsbluff, Nebraska, amending the Scottsbluff Municipal Code at Chapter 25, Article 3, Section 11, dealing with O-P, Office and Professional Zoning District uses to add principal permitted and conditional uses to provide for an effective date and to provide for publication in pamphlet form. And mayor council, if you have any questions, this uh was brought to us by uh the property owner of the triple peaks project. And we wanted to accommodate them by adding some permitted uses in the office and professional zone. Um the office and professional zone is a mixture of light commercial and residential, and it's thought to be a buffer between residential and commercial. So um restaurants, hotels, motels, things like that. So very practical uh changes. So do the NAB but otherwise you'd have to rezone every business that came into that area. Well it it uh changes the permitted uses and makes it easier for those businesses to come in as opposed to getting a special use permit. Okay, there are some businesses that will still be required to get a special use permit. If I recall that was like businesses with drive-throughs uh for the special use permit, heavy heavy daycares, believe it or not. Um we will we want to um any anything that might create a nuisance up there like a drive-thru? We want to have control of that and make sure they're designed right and are good for uh the community and public safety. Thanks. Any other questions or comments on the ordinance? Okay. Council to consider action on the second reading of the ordinance to rezone proposed lots one and two, block one B and B subdivision from A, agriculture to C3 Heavy Commercial,
